Job Summary This role manages the day‑to‑day operations of a stabilized garden‑style apartment community, including team leadership, budget management, lease enforcement, resident satisfaction, and maintenance oversight. Key Responsibilities Oversee team members, daily activities, and resources to achieve budgeted financial and operational goals. Input into budget development by analyzing financial statements, marketing data, and operational reports. Set rent rates, ensure collection and posting of rent and fees, perform bank deposits, and prepare monthly financial status reports. Approve vendor, contractor, and service provider invoices, reconciling work performed, coding charges, and managing communication with accounting and owner. Control expenditures within approved budget constraints and manage the petty cash fund. Oversee the lease enforcement process: accept applications, handle discounts and renewals, conduct inspections, follow notice requirements, process evictions, and collect late fees. Analyze market and economic trends to implement short‑ and long‑term marketing and leasing strategies. Promote resident satisfaction by addressing complaints, questions, and service requests promptly. Ensure maintenance staff comply with company standards for resident service requests. Conduct property inspections to maintain safety, cleanliness, and appearance standards. Supervise property staff: interview, hire, orient, train, and evaluate employee performance. Assist in client/owner relations by meeting owners, conducting property tours, and providing performance updates. Complete required accounting, financial, administrative, and other reports. For California communities: manage the lease process using the California Lease File Checklist. Qualifications Minimum 4–6 years of related experience in property management, sales, marketing, or customer service. Bachelor’s degree preferred in Business Management, Real Estate, or a related field. Demonstrated ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of working independently and collaboratively. Specialized Skills All required state and local licenses and certifications. Valid driver’s license for golf‑cart operation and requirement that all on‑site staff who drive have a valid license. Proficiency with Internet, word processing, spreadsheet, and database programs. Strong proficiency in property management software (preferably Entrata, Yardi, or OneSite). Management and supervisory experience, including hiring, leading, evaluating, and directing team members. Travel / Physical Demands Work primarily in an office with occasional exposure to outside elements. Must access all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights up to 20lb independently and 50lb with assistance. Routine, local travel may be required for bank deposits, training, and outreach events. Compensation & Benefits Salary range: $96,000 – $100,000 (Hayward). Eligible for quarterly or annual bonus programs (corporate positions) and weekly, monthly, or quarterly bonuses (onsite positions).
