Assistant Project Manager
$33.17 - $42.31 per hourRHF
The Assistant Project Manager supports new ground-up development and rehabilitation projects from site acquisition through construction and transition to operations. The position assists with project coordination, due diligence, entitlement activities, funding applications, budget tracking, scheduling, and project documentation. The Assistant Project Manager works closely with the Vice President of Acquisitions and Development, Project Managers, Construction Managers, Finance Department, Operations Department, and external stakeholders , including architects, engineers, contractors, consultants, governmental agencies, and real estate professionals. This position requires periodic travel to project sites, meetings, public agencies, conferences, and other business-related locations. Key Responsibilities Coordinate the acquisition of land, existing buildings, and property portfolios for development and acquisition opportunities. Assist with assigned acquisition due diligence activities and coordinate the collection of required project information and documentation. Assist with the preparation, review, and tracking of due diligence reports, studies, and consultant deliverables. Assist with entitlement, permitting, and internal approval processes. Maintain project files and due diligence records in accordance with company standards. Support entitlement and permitting activities and assist with obtaining required approvals from governmental agencies and internal stakeholders. Assist and coordinate with documentation regarding developing, analyzing, and maintaining project budgets, schedules, and project tracking reports. Assist in monitoring project performance against approved scope, budget, schedule, and quality objectives and report findings to project leadership. Assist with documentation for budget review, schedule variances corrective action. Assist in monitoring construction progress and communicate potential issues affecting project costs, schedules, quality, or completion to project leadership. Supports review of change orders and Requests for Information (RFIs) within established guidelines. Assist with billing applications and draw requests for completeness. Coordinate easements, permits, utility requirements, and other project-related activities. Coordinate with the tracking of project milestones and assist with preparation of status reports for management. Project Funding Assist with preparing applications and supporting documentation for Low-Income Housing Tax Credits (LIHTC), HUD financing programs, grants, and other project funding sources. Collaborate with the Finance Department regarding project funding applications, financing requirements, and supporting documentation. Assist with due diligence required for financing, equity investment, loan closings, and regulatory approvals. Maintain organized records of funding applications, commitments, and compliance-related documentation. Travel Travel to project sites, municipal offices, meetings, public hearings, conferences, and other locations as required. Attends professional conferences, industry events, and training opportunities as assigned. Transition to Operations Coordinate with the Operations Department regarding project closeout activities and post-construction matters. Assist with the transition of completed projects from construction to lease-up and ongoing property operations. Coordinates and assist with the collection and transfer of project records, warranties, permits, operating manuals, and related documentation. Administrative & Reporting Responsibilities Assist with preparation of correspondence, reports, presentations, meeting materials, and project-related documentation. Coordinate project tracking tools, schedules, development files, and reporting systems. Attend project meetings and prepare follow-up notes and action item summaries as requested. Perform other duties and special projects as assigned. Education & Experience Bachelor’s degree in business administration, Public Administration, Urban Planning, Real Estate Development, Construction Management, Architecture, Engineering, or a related field; or an equivalent combination of education and experience. Two (2) to three (3) years of relevant experience in affordable housing development, LIHTC, project management, construction, real estate development, community development, or a related field. Basic understanding of LIHTC, HUD financing programs, affordable housing development processes, and project funding structures. Strong analytical, organizational, and project coordination skills. Ability to analyze budgets, schedules, project documentation, and variances and provide recommendations to project leadership. Ability to manage multiple priorities, meet deadlines, and maintain attention to detail. Strong oral and written communication skills. Ability to work effectively with diverse stakeholders, including public agencies, consultants, contractors, brokers, property owners, and internal departments. Ability to exercise sound judgment and maintain confidentiality when handling sensitive information.
TECHNICAL SKILLS
Proficiency in Microsoft Office Suite, including Excel, Word, Outlook, PowerPoint, and Teams. Ability to create, maintain, and analyze project tracking spreadsheets and reports. Experience using project management, document management, or collaboration software preferred. Ability to learn and utilize company software systems and technology tools. Preferred Qualifications Certified associate in project management (CAPM) certification preferred or ability to obtain certification within the first year of employment. Project Management Professional (PMP) certification is a plus. Experience with affordable housing development, LIHTC financing, HUD financing, or related real estate development activities. Working knowledge of affordable housing regulations, LIHTC compliance requirements, HUD programs, and applicable state and local development regulations. Participation in professional organizations, conferences, or industry events related to affordable housing, real estate development, or project management.CORE COMPETENCIES

Ability to travel regularly to project sites, governmental agencies, meetings, and conferences. Ability to walk active construction sites and inspect project progress. Ability to sit, stand, walk, bend, reach, and use a computer for extended periods. Ability to occasionally lift and carry up to 20 pounds. Ability to operate normal office equipment, including computers, printers, and mobile devices.WORK ENVIRONMENT

The anticipated base pay range for the position is $33.17 to $42.31 per hour.
