Director of Facilities The Director of Facilities is responsible in overseeing all aspects of our facility management. The Perks of Working with Us * Competitive pay plus comprehensive benefits (available day one of your first full month of employment) * Generous PTO package, including your birthday as a paid holiday! * Medical, dental and vision insurance * 401k with company match * Employee assistance program Top Reasons to Work with Us * Family-owned and operated management company * Team approach to work * Smaller by design – Vantage Point is not a big national chain and that means more corporate involvement and support of the team * Make a difference in the lives of those who live with us Description of responsibilities: * Assist governmental services during inspections * Oversee total operation and maintenance of the community * Supervise maintenance of the community buildings ensuring they meet or exceed company standards * Collect, prioritize, and assign work orders in a timely and efficient manner * Assist with the development of the capital project budget and annual maintenance budget * Oversee construction, remodeling, and maintenance of all community buildings * Oversee and manage maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems, and disaster preparedness * Develop vendor relationships and negotiate contracts * Evaluate equipment needs and make purchase requests * Ensure apartments are ready for occupancy prior to scheduled move-ins * Oversee preventative maintenance program * Lead Safety Committee * Process and submit monthly expenses * Schedule maintenance, housekeeping, and laundry teammates * Drive company vehicles as needed * On-call for maintenance emergencies * Perform other duties as assigned Required experience: * High School Diploma/GED * Technical school education preferred * Minimum four (4) years’ experience as a Facilities/ Maintenance Director required preferably in senior living Required skills: * Must have technical knowledge (such as HVAC, plumbing, electrical, mechanical and code compliance) and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a knowledge of construction principles * Must possess a thorough understanding of OSHA, fire prevention, and life and safety regulations * Ability to read and interpret construction plans and documents * Interest in working with a senior population * Demonstrated customer service skills * Ability to handle multiple priorities * Organization and time management skills * Good judgement, problem solving, and decision-making skills * Must be able to work independently Who Is Vantage Point Retirement Living?
