Location: Birmingham, AL

Salary: $65,000 - $85,000

Our client is seeking a detail-oriented and organized Lease Administrator to manage and administer a diverse commercial real estate lease portfolio. This role is responsible for ensuring lease compliance, maintaining accurate lease records, coordinating with internal stakeholders, and supporting critical real estate and accounting functions. The ideal candidate is analytical, highly organized, and thrives in a deadline-driven environment.

• Review, interpret, and administer commercial lease agreements, amendments, renewals, and related legal documents.
  
  
• Maintain accurate lease information within the lease administration system and ensure all critical dates are tracked.
  
  
• Monitor rent schedules, escalations, CAM reconciliations, tax and insurance obligations, and tenant improvement allowances.
  
  
• Prepare lease abstracts and summarize key business terms.
  
  
• Coordinate with Accounting to ensure accurate rent payments, invoicing, and financial reporting.
  
  
• Track lease expirations, renewal options, termination rights, and notice requirements.
  
  
• Support lease audits and ensure compliance with company policies and contractual obligations.
  
  
• Partner with Real Estate, Legal, Property Management, and Finance teams to resolve lease-related issues.
  
  
• Generate reports and provide portfolio analysis for leadership.
  
  
• Maintain organized electronic lease files and supporting documentation.
  
  
• Assist with special projects and portfolio initiatives as assigned.

Qualifications

• Bachelor's degree preferred; equivalent experience will be considered.
  
  
• 2 years of lease administration, commercial real estate, property management, or related experience.
  
  
• Experience interpreting commercial lease agreements.
  
  
• Strong understanding of lease terminology, rent calculations, and critical date management.
  
  
• Proficiency with Microsoft Excel and Microsoft Office Suite.
  
  
• Experience with lease administration software such as MRI, Yardi, CoStar, Lucernex, LeaseQuery, Visual Lease, or similar platforms is highly preferred.
  
  
• Excellent organizational skills with exceptional attention to detail.
  
  
• Strong written and verbal communication skills.
  
  
• Ability to manage multiple priorities while meeting deadlines.
