Leasing Agent (Bilingual preferred)

Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, performing credit screening and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in and ensure they are in move‑in ready condition, scheduling any outstanding items with the maintenance team. Stay informed about current market and competitor conditions that may impact the community’s occupancy and sales results, develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy, and follow the community’s established policies related to concessions, specials, and other programs to boost occupancy. Design and execute marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and following other community‑specific marketing plans, drives, and special programs. Use the on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents. Ensure that the community and show units meet the standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the maintenance team, merchandising and ensuring a physically appealing show unit and/or model, and preparing the leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls or other contacts to finalize lease decisions. Execute and perform activities in support of the community’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move‑out dates, and ensuring that lease renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions and take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individuals. Promote a positive image of the apartment community and management company. Benefits Competitive base pay for the market plus commissions. Minimum Qualifications Two years of leasing experience in the multifamily industry Solid sales and customer service skills Ability to work well in a team environment Active listening skills and willingness to learn High attention to detail and accuracy Strong written and verbal communication and interpersonal skills Good organizational and time‑management skills Strong computer skills Availability to work weekends Criminal History Record Employment is contingent upon satisfactory results of a thorough criminal history record check. Individuals convicted of misdemeanors or felonies involving illegal drug use, public indecency, theft, or violent or property offenses will not be employed. Concealed criminal history or undisclosed offenses may result in not hiring. Exceptions may be made in special situations based on the nature of the crime, its timing, and other factors. Moving traffic violations are not considered except for reckless driving, driving while intoxicated, or excessive red‑light or speeding violations.
