As an Apartment Maintenance Technician, you will play a critical role in the day-to-day operations of the community. From completing service requests and apartment turns to maintaining common areas and assisting with preventative maintenance, you will help ensure the property remains in excellent condition while delivering outstanding customer service to residents.

Position Overview

The Maintenance Technician will be responsible for ensuring apartment homes, common areas, and community amenities are maintained according to company standards. This role requires strong troubleshooting skills, attention to detail, and the ability to work independently while maintaining a positive and professional attitude.

The ideal candidate will be comfortable handling a variety of maintenance tasks, responding to resident service requests, and assisting with unit turns and property upkeep.

Key Responsibilities

General Maintenance

• Complete work orders and resident service requests efficiently and professionally
• Perform routine maintenance and repairs throughout the property
• Troubleshoot and repair plumbing issues, including faucets, sinks, toilets, and drains
• Perform basic electrical troubleshooting and repairs
• Diagnose and repair appliances as needed
• Complete drywall repairs, painting, carpentry work, and other general maintenance tasks
• Repair or replace fixtures, hardware, locks, and building components
• Assist with preventative maintenance programs and inspections

Unit Turns & Make-Readies

• Prepare vacant apartment homes for new residents
• Complete punch-list items and make-ready assignments
• Ensure apartments meet community quality standards before move-in
• Assist with painting, cleaning coordination, and repair work during unit turnover

Property & Grounds Maintenance

• Help maintain common areas, amenities, hallways, and shared spaces
• Assist in preserving the overall appearance and curb appeal of the community
• Identify maintenance concerns and proactively address potential issues
• Ensure grounds and facilities remain clean, safe, and welcoming for residents and guests

Resident Customer Service

• Respond to resident concerns and maintenance requests with professionalism and urgency
• Communicate effectively with residents, property management, and team members
• Provide excellent customer service while working in occupied apartment homes
• Maintain a positive attitude and professional appearance at all times

Qualifications

To be successful in this role, candidates should possess a combination of technical skills, reliability, and a customer-focused mindset.

Preferred Qualifications

• Previous apartment maintenance experience preferred
• Strong knowledge of plumbing, electrical systems, appliance repair, drywall, painting, and general maintenance functions
• Ability to troubleshoot maintenance issues and complete repairs independently
• Experience with apartment turns and make-ready processes
• Strong attention to detail and commitment to quality workmanship
• Dependable attendance and punctuality
• Ability to prioritize tasks and work in a fast-paced environment
• Excellent communication and customer service skills
• Ability to lift, carry, and move maintenance equipment and supplies as needed
