Clarion Partners operates independently as a Specialist Investment Manager owned by Franklin Templeton (FT), a diversified firm that spans asset management, wealth management, and fintech, giving us many ways to help investors make progress toward their goals.Position Overview:Support asset management in overseeing and developing strategies for a portfolio of investmentsFocus primarily on multi-family apartment investments, ranging from ground-up development to value-add renovations and core/stabilized investmentsResponsibilities include analyzing performance metrics, retrieving data from internal and external sources, and communicating key insights to Asset Managers, Portfolio Management, and other stakeholdersAssist in the development of property strategies, and in the measurement of and improvement of property and organizational performance issuesPrepare property and local market aspects for quarterly and annual property reports, as well as annual property business plansMonitor weekly leasing KPIs and communicate with property management teams to improve property performanceSupport team in evaluating relevant operations and capital program strategiesReview annual operating budgets and assist in annual business plan preparation and presentationAssist in the approval process for capital expenditures within property business plan parametersConduct quarterly internal valuations and support a third-party appraisal process, including the review of such appraisalsParticipate in regularly scheduled property leasing calls and meetings, while cultivating relationships with the property management and brokerage teamsPrepare hold/sell analysis’ for disposition candidates, review BOV materials, and assist in the marketing/closing processParticipate in asset management due diligence upon asset takeover including lease reviews, pro forma analysis, including undertaking detailed analyses of a property's (1) tenants and in-place leases; (2) operating and financial statements; (3) market and competitive position; (4) engineering and environmental condition; (5) taxes, insurance and service contracts; and (6) other pertinent property-level factors and market feasibility reviewAssist with acquisition, development, and disposition transactionsMonitor and analyze the financial performance of the properties and portfolios, primarily through review of monthly property financial reportsMaintain portfolio modelsAssist with preparation and review of portfolio level and client reportsMaintain property valuation filesAnalyze lease transactionsPrepare hold/sell analysesAssist with special projects and ad-hoc reporting as neededUp to 25% of the analyst’s time may be spent on transactions, portfolio management, or research tasksCandidate Profile | Minimum Requirements & Qualifications: Education: Bachelor’s degree in real estate or financeSenior Analyst Experience: 2 years postgraduate experienceStrong skills in financial analysis and modeling – proficiency in Excel, Word, and PowerPoint required and experience in Argus Enterprise strongly preferredAbility to complete detailed analyses and to make well-reasoned and decisive recommendations requiredMust be able to work independently and as part of a team to meet deadlines and complete projects with minimal supervisionAbility to interface professionally with individuals throughout various departments in the firm (acquisitions, asset management, finance, portfolio management, marketing and research) as well as third party firms, partners and industry leadersStrong interpersonal communication, writing skills and exceptional organizational skills and the ability to prioritize work effectivelyPrior experience with multi-family is a plusExcellent organizational skills, interpersonal and writing skills and high level of attention to detailCandidates should be proactive and self-motivated with a strong work ethic and integrityPrior experience with analyzing and negotiating lease transactionsIf based in Los Angeles, the base salary range for this position is USD $90,000 - $110,000. Actual base salary offered will be determined by several components including but not limited to the candidate's experience, job-related knowledge, and qualifications. Base salary does not include other forms of compensation or benefits offered in connection with the advertised role. Total compensation may vary based on role, location, and individual performance.
