Preconstruction Manager

Job TitleJob DescriptionResponsibilitiesCultivate new and existing business relationships by leading client pursuits, RFP's, and interviews; positively promote Company to external business partners and contactsEstablish and maintain positive long-term relationships with all business partners including owners, architects, engineers and trade partnersCultivate and manage relationships with new and existing clients; Provide client with accurate estimates and value engineeringAssume single responsibility for larger, complex projects; assume overall responsibility for the preconstruction stage of each projectResponsible for creating detailed project budgets at conceptual, SD, DD and CD stages through all delivery modelsIdentify tasks to be accomplished to satisfy contractual requirementsEnsures estimates, schedules, constructability reviews, value engineering efforts, cost report planning and purchase planning efforts and documents meet detail, schedule and quality requirements.Provide overall Preconstruction effort oversight and lead a project team and project solutionsManage estimating process through initial advertising/prequalification and solicitation of trade partners, bid evaluation process and awardCoordinating with multiple departments to complete Preconstruction effort at all drawing milestones and ensuring other departments have required information to perform their dutiesInterfaces with Owner, Architect/Engineers and trade partners to resolve technical matters during design or prebid and provides engineering and cost data regarding project feasibility.Organize departmental team so that each estimator involved knows responsibilities and deadlinesCultivates and manages relationships with new and existing clients.Perform value engineering and life-cycle costingDevelop and write all bid packages and trade partners scopes of workCoordinates with Project Manager in award of subcontracts and writes all subcontractsEngages with industry and community organizations to support business development initiativesServe as SME within department for assigned market sectorsMentors and develops junior estimators across app phases of preconstructionFosters a positive reputation in the industry by building relationships and identifies project opportunities aligned with strategic plan and goalsOther duties as assignedEducationAssociates degree in Construction Management or EstimatingBachelors degree in Construction Management, Engineering or related field preferredExperience12+ years of estimating for general commercial constructionExperience estimating in the markets of K-12, Higher Education, Healthcare, Advanced Technology, and CivicSkillsProficient in Microsoft Word, Outlook, ExcelProficient in use of estimating software, Destini or Planswift preferredAble to read drawings and specificationsStrong understanding of commercial construction industry practices and standardsKnowledge of construction costs, project budgeting, vendor selection, client proposals and owner/architect/general contractor industry expertise.Employment RequirementsVerifiable work references demonstrating exceptional accomplishments, leadership, and communication skillsSuccessful completion of post-offer background & drug screensAll positions at GH Phipps are considered safety sensitive.
