Resident Maintenance Manager

Job Information Job Location: Town West - Port Orange, FL 32128 Position Type: Full Time Salary Range: $24.00 - $25.00 Hourly Job Category: Maintenance Benefits 16 days of paid time off and 7 paid holidays in the first year. 401(k) Program with up to $5,250 in company match annually; including 150% match on the first 3% you contribute and 50% match on contributions between 4% and 10%. Rental discounts: 20% for all full‑time team members and 50% for resident maintenance positions. All team members are eligible to participate in performance and role‑specific bonus programs. Essential Functions / Responsibilities Work from policies, standards, schedules, service requests, logs, contracts, warranties, and instructions. Interview, select, recommend hire, train, and supervise Maintenance Department staff; provide safety instruction, equipment, and devices, ensuring awareness of safety and quality standards. Provide operational training, technical direction, and assist staff in problem investigation and resolution; assign and check work; evaluate performance and provide counseling and coaching. Recommend, initiate and document disciplinary measures as required; monitor and record attendance and authorize time cards. Participate in annual planning, recommend maintenance budget levels and related capital equipment purchases, and respond to inquiries or provide documentation. Work with Community Director to select and negotiate with local vendors and contractors. Establish maintenance and preventive maintenance schedules and routines; establish and modify priorities to suit changing conditions and assign individual tasks. Track and determine status of service requests in computer system, close records for completed orders; investigate and resolve issues with overdue service orders. Maintain accurate documentation, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor, and pool logs. Check warranty information and ensure repairs meet warranty requirements; contact vendors to resolve outstanding issues. Monitor inventories of parts, supplies, and materials; place orders ensuring inventories meet prescribed levels; store goods properly and keep shop safe and orderly. Monitor effectiveness of move‑in and move‑out inspections; conduct and document inspections; orient new residents to unit operations. Participate in maintenance activities involving response to service requests, painting or general maintenance of grounds, snow and ice removal, pool, amenities, clubhouse, and apartment homes; arrange for movement and installation of equipment. Respond to reports of unusual or escalated repair or maintenance issues; determine repair, material, and supply requirements; perform repairs on mechanical, electrical, plumbing, or HVAC systems. Determine need for outside contractors; negotiate and schedule assignments; monitor progress and results. Arrange for, implement, and participate in special projects to install or repair items to increase aesthetics, safety, or quality. Maintain property grounds and facilities; resolve safety hazards, property damage, or unsightly conditions; report serious problems to management. Prepare periodic or special reports and data relating to maintenance activities and statistics. Be available for on‑call duty, nights and weekend work. As a Resident Maintenance Manager, perform additional functions: one additional week of on‑call support per month; one additional weekend of swimming pool maintenance per month and completion of required pool inspections; access compactor area no later than noon each day during on‑call weekends; respond as first contact for fire/burglar alarms and hurricane response; complete initial post‑hurricane damage assessment; perform light inspection during on‑call weeks; additional light inspections at director’s discretion. Qualifications Use of mathematics and analytical use of drawings, manuals, schematics; use precision measuring instruments such as gauges, meters, and electrical testers. High School Diploma or GED Equivalent required. Applied trades training in a specialized occupation requiring knowledge of mechanics, electrical systems, HVAC systems, and plumbing. Certified Pool Operator (CPO) certification may be required; EPA certification (Universal or both Type I and Type II) required and must be provided at time of hire or obtained within six months through company training. Ability to speak, read, and write English. Over five years experience to be fully familiar with required techniques, equipment, systems, documentation, monitoring the work of others, and work routines.
