Position Summary

Aeon is seeking a Leasing Agent to join the team at South Quarter, a group of four apartment communities located near Portland and Franklin Avenues in South Minneapolis: The Rose, The Wellstone, The Jourdain and Pine Cliff.

 

The Leasing Agent plays an important role in connecting people to housing and supporting strong occupancy across the communities. This is a highly customer-facing, leasing-focused position for someone who enjoys building relationships, following up with prospective residents, and helping people navigate the process of finding and securing a home.

 

This position manages the leasing process from initial inquiry through move-in, including responding to prospects, conducting tours, guiding applicants through the application and eligibility process, preparing leases, and maintaining accurate leasing records. The Leasing Agent also partners closely with the property management team to support renewals, resident retention, apartment readiness, and an organized and welcoming leasing experience.

 

The Leasing Agent reports to the Senior Property Manager.

 

Key responsibilities include, but are not limited to:

 

Leasing, Applications & Occupancy

• Maintain current knowledge of apartment availability, rental rates, community features, leasing criteria, and applicable affordable housing requirements; respond promptly to inquiries and provide prospective residents with clear and accurate information about available homes and the leasing process.
• Build relationships with prospective residents, understand their housing needs, conduct engaging property and apartment tours, and consistently follow up to move prospects through the leasing process and meet occupancy goals.
• Guide applicants through the application process, including communicating screening and eligibility requirements, collecting and reviewing required documentation, and supporting income and eligibility verification in accordance with Aeon policies, Fair Housing requirements, and applicable affordable housing programs.
• Maintain accurate and timely prospect, application, and leasing information in Aeon's property management systems; partner with property management and compliance staff to address application or eligibility questions and keep applicants informed throughout the process.

 

Lease Execution & Move-In

• Prepare lease agreements, addenda, and other required documentation accurately and on time; review lease terms, community policies, and other important information with new residents.
• Coordinate with property management and maintenance teams to ensure apartments are ready for scheduled move-ins and all required documentation, deposits, and payments are complete.
• Prepare move-in materials and provide new residents with an organized, welcoming transition into their home.

 

Renewals & Resident Experience

• Support the lease renewal process by tracking upcoming expirations, communicating with residents, preparing renewal documentation, and completing timely follow-up to support resident retention.
• Build positive relationships with residents and provide responsive, respectful service, addressing questions within the scope of the role and connecting residents with the appropriate team member when needed.
• Contribute to a welcoming community experience and support resident and community activities as needed.

 

Property & Team Support

• Partner closely with the Senior Property Manager, Assistant Property Manager, maintenance team, compliance staff, and other Aeon teams to support occupancy and overall property operations.
• Maintain awareness of the appearance and condition of leasing areas, tour routes, common spaces, model apartments, and available homes, communicating concerns, correcting issues, and coordinating follow-up as needed.
• Maintain accurate and confidential applicant and resident information and follow Aeon policies, procedures, safety practices, and Fair Housing requirements.
• Participate in property meetings, trainings, and other Aeon initiatives and provide support across the South Quarter communities as needed.

Additional requirements include:

 

• Previous experience in a customer-facing role such as leasing, property management, affordable housing, real estate, sales, hospitality, or customer service.
• Ability to learn and accurately apply leasing criteria, eligibility requirements, Fair Housing requirements, and established policies and procedures is required. Affordable housing experience is preferred.
• Strong customer service, communication, and relationship-building skills, with the ability to build trust, clearly explain processes and requirements, and communicate in a culturally responsive manner that considers differing needs and expectations.
• Strong organizational skills and attention to detail, with the ability to prioritize competing responsibilities, manage applications and documentation, meet deadlines, and effectively manage multiple prospective residents at different stages of the leasing process.
• Goal-oriented and persistent, with the drive to follow up, keep prospects moving through the leasing process, and work toward leasing and occupancy goals.
• Resourceful and solutions-oriented, with the ability to learn quickly, adapt to changing needs, and jump in where needed to support the property team.
• Collaborative and team-oriented, with the ability to work effectively with property management, maintenance, compliance, and other Aeon teams.
• Comfortable using computers, property management software, email, and other technology used to manage leasing activity and documentation.
• Commitment to Aeon's mission and to learning about and participating in Aeon's diversity, equity, and inclusion efforts.

 

Physical Requirements

• Ability to remain in stationary position for extended periods while working at a computer and attending meetings.
• Ability to operate standard office equipment, including computers, phones, and printers.
• Ability to move about the office to access files, meeting spaces, and office equipment.
• Ability to reach above and below shoulder height to access file cabinets, storage areas, and office supplies.
• Ability to lift and carry materials up to 15 pounds on an occasional basis, such as meeting materials or event supplies.
• Ability to conduct property tours and inspections, including walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
• Ability to communicate clearly and effectively, both verbally and in writing, in person and through virtual platforms.
• Ability to work in environments with moderate noise levels, including shared office spaces, meetings, and event settings.

Compensation, Hours & Location

The pay range for this position is $20–$22 per hour base, plus commission. Aeon offers a comprehensive benefits package that includes medical, dental, vision, life insurance, long-term disability, retirement plan, generous paid time off, and an employee assistance program.

 

This full-time position follows a Tuesday–Saturday schedule, with later hours two days per week:

• Tuesdays & Thursdays: 10:30am–7pm
• Wednesdays, Fridays & Saturdays : 8:30–5pm

Occasional schedule flexibility may be needed for resident events, community activities, meetings, or other property needs.

 

This is an in-person position based at Aeon's South Quarter communities: The Rose, The Wellstone, The Jourdain, and Pine Cliff. The Leasing Agent will work across these communities based on leasing and property needs. Occasional work at Aeon's Central Office, training facilities, or other Aeon properties may be required.
