Director, Residential Finance Business Partner
The Global Residential Team focuses on driving the commercial, financial, and operational performance of Rosewood's growing branded residential portfolio. They support the successful planning, launch, and ongoing management of residential projects across global markets, ensuring profitability, owner confidence, and alignment with Rosewood's luxury standards. The team collaborates closely with Corporate Finance, Development, Feasibility, Operations, and property-level leadership, as well as external owners and developers.
A key leadership role on the Rosewood Global Residential team, this position is responsible for supporting the financial strategy and long-term financial stewardship of Rosewood's luxury branded residences business, ensuring strong commercial, financial, investment, and operational performance while driving long-term value creation and asset sustainability.
The Residential Finance function plays a critical role in supporting the residential business through strategic financial planning, budgeting, forecasting, reporting, operational analysis, and business partnership. This role works closely with Residential Operations, on-property Finance teams, Corporate Finance, ownership groups, and other disciplines to support financial sustainability, operational excellence, and longstanding asset value across the residential portfolio.
The Director, Residential Finance Business Partner acts as a steward of the residential financial operation, ensuring strong financial governance, operational transparency, disciplined business practices, and enduring financial sustainability across the residential portfolio.
This role provides strategic and operational financial leadership across all aspects of the residential operation, including budgeting, forecasting, financial reporting, HOA financial oversight, reserve planning, compliance, operational analysis, business planning, and portfolio performance visibility. The position supports financial performance, operational decision-making, and planning initiatives while maintaining the highest standards of professionalism, discretion, and service excellence expected within a luxury residential environment.
The Director, Residential Finance Business Partner serves as a strategic finance partner, supporting the development of financial strategies, operational efficiencies, reporting structures, and financial models that strengthen owner confidence, protect the integrity of the asset, and support the long-term success of Rosewood's residential business.
Financial Leadership & Operations:
- Oversees the day-to-day financial operations of the Residential business, ensuring accurate financial reporting, compliance, operational discipline, and alignment with Rosewood standards.
- Leads the annual budgeting, forecasting, financial planning, and month-end reporting processes across the residential operation and HOA structures and operations where applicable.
- Monitors financial performance, operational costs, reserve planning, and business trends to identify risks, opportunities, efficiencies, and areas for improvement.
- Ensures appropriate financial controls, policies, audit practices, and governance processes are maintained across the operation.
- Balances operational stewardship with a commercially driven approach to long-term value creation and asset performance.
- Supports cash flow management, accounts payable, accounts receivable, payroll oversight, and financial reconciliation processes while maintaining accuracy and confidentiality.
- Supports portfolio-level financial visibility through consolidated reporting, operational benchmarking, fee tracking, and performance analysis across operating, pre-opening, and pipeline residential projects.
Residential & HOA Finance Oversight:
- Partners closely with Residential Operations, property Finance teams, ownership representatives, and operational leaders to support operational planning and long-term financial sustainability.
- Supports HOA budgeting, reserve studies, residential operating assumptions, service charge structures, and reserve funding strategies where applicable.
- Provides financial analysis and recommendations that support informed operational and business decisions across the residential community.
- Builds strong relationships with ownership representatives, developers, consultants, and vendors while maintaining a highly professional, collaborative, and service-oriented approach.
- Supports the evaluation and ongoing stewardship of residential operating models, HOA structures, management agreement economics, and long-term asset sustainability.
Business Partnership & Strategic Planning:
- Provides strategic financial insight and operational analysis to support business planning, operational performance, and long-term asset stewardship.
- Supports pre-opening, transition, ramp-up, stabilization, and operational improvement initiatives where applicable.
- Develops reporting tools, financial models, and operational analyses that enhance visibility, accountability, and decision-making across the residential portfolio.
- Supports underwriting, financial modeling, development economics, and capital planning initiatives related to new projects, operational ramp-up, stabilization planning, and pipeline opportunities where applicable.
- Provides financial modeling, underwriting support, and operational analysis for residential projects across pre-opening and operational phases.
- Partners cross-functionally with Development, Feasibility, Operations, and Corporate Finance teams to evaluate project economics, operational assumptions, and long-term financial performance.
- Champions accountability, operational excellence, continuous improvement, and strong financial stewardship across the residential operation.
- Acts as a Brand Ambassador at all times and models the Company's culture, vision, mission, and core values.
Skills and Experience:
- Experience supporting branded residential, luxury real estate, mixed-use, or asset-intensive hospitality environments required.
- Significant progressive finance and accounting experience within luxury hospitality, residential, mixed-use, or real estate environments.
- Strong understanding of residential operating structures, HOA governance, management agreement economics, reserve planning, service charge structures, and fee modeling preferred.
- Experience supporting financial underwriting, development economics, capital planning, and pre-opening or stabilization environments beneficial.
- Strong knowledge of financial planning, P&L development, forecasting, budgeting, reporting, compliance, and operational finance practices.
- Strong commercial and operational business acumen with the ability to support strategic and operational decision-making.
- Experience leading month-end close, audit processes, financial controls, and compliance initiatives.
- Strong analytical, problem-solving, and financial modeling capabilities.
- Strong interpersonal, communication, and relationship-building skills.
- Demonstrates professionalism, discretion, sound judgment, and a highly service-oriented approach.
- Ability to manage multiple priorities in a fast-paced and evolving operational environment.
- Strong leadership capabilities with experience developing and supporting teams.
- Bachelor's degree in Finance, Accounting, Business, or related field preferred or equivalent combination of education and relevant professional experience.
- CPA, MBA, or related professional qualification preferred.
