Senior Property ManagerAn Atrium Senior Property Manager will serve as a point of contact for current residents at their community and help to drive Atrium's growth in the area. The Property Manager reports directly to the Regional Manager, and is expected to make teamwork and customer service their top priority.Location: Peachtree Corners, GA (Atlanta)Salary: $75,000 - $95,000 (base salary is based on experience). Eligible for bonuses.Schedule: Flexible schedule including some weekends required. Standard hours are Monday - Friday 8:30am - 5:30pm.Key ResponsibilitiesSupport and participate in fulfilling customer service and leasing standardsMaintain accurate resident and property recordsReview resident service requests, set up work orders, and follow-up with residents or builders and warranty company until work is completeResponds to resident requests promptly and courteously and provides solutions to resolve resident issuesAssists in preparing all paperwork specific to new and renewal lease agreementsDetermines lease renewal rates and assist in delivery of renewal letters to secure renewalsReviews resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease to maximize revenueIdentifies areas for improvement and improve the efficiency, productivity, and profitability of the communityCollects, posts, and deposits rents/security deposits and other portfolio income on a daily basisLeads the maintenance and management of budgeted occupancy, collections, and expensesIndependently establishes priorities, manages time effectively, and fulfills assigned objectives and projectsResponds to and resolves unexpected problems and handles priority changes in a fast-moving environmentComprehends legal documents and able to carry out related rent collections and lease management.Completes financial records, budgets, and other fiscal reporting.RequirementsMinimum 3 - 5 years of experience in a management or leadership role.Minimum of 1 year as Property Manager.3 - 5 years of experience as a Property Manager, Assistant Property Manager, or Leaser strongly preferred.Reliable transportation and valid Driver License.What We're Looking ForExperience: An understanding of property operations with emphasis on lease terms to support contract enforcement, including collections. The proven ability to provide excellent customer service resulting in resident retention.Soft Skills: Highly organized with excellent time management skills. Skilled in conflict resolution, client satisfaction, negotiation and handling difficult conversations.Tech Skills: Computer savvy (Office/Google Workspace). Familiarity with Appfolio, Property Meld or similar property management systems is a plus!Mindset: Self-disciplined, positive, energetic and resourceful, hands-on, adaptable, and dependable.
