RESPONSIBILITIES/DUTIES/FUNCTIONS/TASKS

Maintenance and Repairs:

• • Perform or supervise general building maintenance, including plumbing, electrical, HVAC, and carpentry work.
  • Address tenant maintenance requests promptly, prioritizing emergencies.
  • Ensure that common areas, building systems, offices, and grounds are well-maintained and in good and safe conditions.
  • Complete workorders and return to office on a timely manner
  • Prioritize HQS, violations, and court-stipulated work orders.

Tenant Relations:

• • Respond to tenant complaints and requests in a professional and timely manner.
  • Coordinate move-ins and move-outs, including conducting inspections and addressing repair needs.
  • Provide excellent customer service to tenants to maintain high levels of tenant satisfaction.

Property Inspections:

• • Conduct regular inspections of the property, including common areas, mechanical rooms, and building exteriors.
  • Identify potential maintenance issues or safety hazards and take appropriate action.
  • Ensure that all systems (e.g., heating, cooling, plumbing, electrical) are operating correctly.

Preventive Maintenance:

• • Implement and follow a preventive maintenance schedule for building systems, equipment, and common areas.
  • Perform seasonal maintenance tasks such as winterizing plumbing, maintaining heating systems, and managing snow removal.

Supervision and Vendor Management:

• • Supervise maintenance staff, custodians, or janitors working on the property.
  • Coordinate with external vendors and contractors for major repairs or specialized services.
  • Review contractors work to ensure it meets company standards and resolve any issues that arise.

Safety and Compliance:

• • Ensure that all work performed on the property complies with local building codes, safety regulations, and company policies.
  • Stay informed of any changes in regulations and update safety procedures as necessary

On-Call Responsibilities:

• Be available for emergency maintenance issues or building-related emergencies, including after-hours calls.
• Address urgent repairs (e.g., water leaks, heating failures, power outages) in a timely manner.
• Remain neat, clean and professional always throughout the workday and /or whenever present in the community.
• Deliver communication documents to residents.

QUALIFICATIONS:

• High School Diploma or GED.
• Skilled in Sheetrocking, flooring, plumbing, and electrical repairs, in the operation of boiler systems, and HVAC.
• Experience with building systems is essential; applicable licenses and training in HVAC, plumbing, and electrical systems are desired.
• Experience with fire alarm and preventive systems.
• Carpentry skills are highly desirable.
• Tidy work habits.

WORK CONDITIONS

The Superintendent typically lives on-site and is responsible for responding to building emergencies.

The position involves physical labor, such as lifting, carrying, and performing hands-on repairs.

Must be available for emergency calls after regular business hours, including nights, weekends and holidays.

SEBCO also sponsors three (3) DHS homeless shelters and a DFTA lunch program for senior citizens as well as an NPP grant.
