The role supports the Maintenance Supervisor or Community Manager in all aspects of property upkeep, including expense control, preventive maintenance, and compliance with state and federal safety regulations.Hourly pay range: $22.00 - $24.00 DOEWhat you'll do - Includes but are not limited to:Perform general maintenance tasks, including appliance repair, basic painting, electrical, HVAC, plumbing, carpentry, pool maintenance, and custodial work.Maintain the exterior curb appeal of the community and ensure the cleanliness of the grounds.Assist with daily upkeep of pools, spas, laundry rooms, recreation areas, rental offices, restrooms, and other common areas.Ensure apartments are rent-ready within 3-5 days of vacancy.Respond promptly and professionally to tenant service requests, ensuring efficient resolution within 24 hours. Notify the Community Manager and residents of delays caused by part orders or other factors.Property InspectionsMaintain accurate inventory of tools, equipment, and supplies.Use personal protective equipment (e.g., back belts, goggles, dust masks, hard hats, gloves) as instructed and assigned.Conduct inspections and adhere to monthly preventive maintenance directives, including lighting, fire safety, pool/spa, life/safety hazards, and signage checks.Understand the locations of gas, electricity, irrigation, and water shutoffs, as well as sewer cleanouts.Collaboration and DocumentationAssist with move-in and move-out inspections as directed.Monitor and document the status of vacant units.Recommend improvements to methods of operation, safety, and service quality.Suggest changes to working conditions and equipment to enhance efficiency.Perform on-call emergency service as required.Collaborate on special projects such as preventive maintenance of building components or mechanical systems.Adhere to CloudTen Residential's Injury and Illness Prevention Policy and Hazardous Materials Policy.
