Commissioning Specialist

You'll be responsible for executing commissioning activities from design review through functional testing and final project turnover while contributing to continuous improvement and technical excellence. The Role As a Commissioning Specialist, you will execute building commissioning services throughout the full project lifecycle, ensuring building systems operate in accordance with the Owner's Project Requirements (OPR), design intent, and applicable industry standards. Success in this role requires strong technical knowledge, excellent organizational skills, attention to detail, and the ability to communicate effectively with project stakeholders while managing multiple priorities. Key Responsibilities Execute commissioning activities from design review through functional testing and final project turnover. Support the development of commissioning scopes and assist in preparing fee estimates for complex projects. Prepare commissioning plans, pre-functional checklists, system verification tools, and other commissioning documentation. Develop Functional Test Procedures (FTPs) for mechanical, electrical, plumbing, and control systems. Conduct site visits to witness system startups, testing activities, and performance verification. Identify deficiencies, generate detailed punch lists, and validate corrective actions through re-testing where required. Maintain accurate commissioning documentation throughout the project lifecycle. Prepare interim and final commissioning reports detailing system performance and outstanding risks. Coordinate commissioning activities with contractors, design engineers, controls vendors, and owner representatives. Facilitate commissioning meetings and support the scheduling of testing activities. Monitor project budgets relative to commissioning scope and identify potential scope changes. Communicate project risks, delays, and scope changes to internal leadership. Support business development through technical input, project references, and proposal assistance when required. Contribute to the continuous improvement of commissioning processes, templates, and technical standards. Required Qualifications Bachelor's degree in Mechanical Engineering, Electrical Engineering, Architectural Engineering, Construction Management, or a related field preferred. 3-8 years of experience in commissioning, building systems engineering, design, construction, or facility operations. Working knowledge of HVAC systems, building automation systems (BAS), electrical distribution, and hydronic systems. Strong analytical and troubleshooting skills. Excellent written communication skills with the ability to produce clear technical documentation and reports. Highly organised with the ability to manage multiple projects simultaneously. Able to work independently and collaboratively within multidisciplinary teams. Strong attention to detail while maintaining focus on overall system performance. Professional certifications such as CCP, CxA, BCxP, PE, EIT, or LEED AP are preferred.
