Who We Want

The Director, Workplace & Corporate Real Estate is responsible for leading the company's national facilities and corporate real estate strategy across headquarters and a growing portfolio of remote offices. This role oversees facilities operations, real estate partnerships, vendor performance, lease administration, capital projects, and workplace planning to ensure office environments effectively support business operations, employee experience, and long-term growth.

This position provides strategic oversight of the company's facilities portfolio while leading day-to-day facilities operations with the Facilities Manager. The Director serves as the primary relationship manager with CBRE, Goldenrod, and other national service providers, ensuring vendor accountability, cost optimization, and consistent service delivery across all locations.

As the organization continues to grow through acquisitions, this role will play a critical part in evaluating office footprints, supporting integration efforts, identifying consolidation opportunities, and developing scalable workplace strategies that align with the company's long-term business objectives.

 

What To Expect

Corporate Real Estate Strategy

• Develop and execute a national facilities and workplace strategy that supports the company's growth objectives.
• Serve as the primary relationship manager for CBRE, Goldenrod, and all commercial real estate partners.
• Partner with Finance, Legal, and business leaders to optimize the company's real estate portfolio, evaluating lease renewals, relocations, expansions, office consolidations, and new site selection.
• Analyze occupancy trends and recommend opportunities to improve utilization and reduce long-term costs.
• Support due diligence activities for acquisitions involving office space, leases, and facilities.

Vendor & Contract Management

• Lead strategic vendor relationships across facilities, maintenance, construction, furniture, security, and related services.
• Negotiate contracts, pricing, and service-level agreements to maximize value and control costs.
• Establish vendor performance standards and hold partners accountable for service quality and responsiveness.
• Conduct regular business reviews with key vendors and implement corrective action plans when expectations are not met.
• Lead competitive bid and RFP processes for major facilities contracts.

Facilities Operations

• Provide leadership and oversight for facilities operations across headquarters and remote office locations.
• Supervise and develop the Facilities Manager, ensuring efficient execution of day-to-day operational responsibilities.
• Establish standardized facilities processes and service expectations across all offices.
• Oversee preventative maintenance programs, office standards, safety initiatives, and workplace improvements.

Capital Projects & Workplace Planning

• Lead (or oversee IC- Dan Trombla) office renovations, relocations, expansions, and workplace improvement initiatives.
• Coordinate construction projects, furniture installations, office openings, and major maintenance activities.
• Develop project budgets, timelines, and implementation plans.
• Partner with Technology, Security, HR, and business leaders to ensure successful project execution with minimal disruption.

Acquisition Integration; partnering with the Integrations Project Team

• Support integration of newly acquired offices by evaluating facilities needs and coordinating workplace transitions
• Develop standardized integration playbooks for facilities and office operations.
• Identify opportunities to consolidate office locations where appropriate while maintaining business continuity.
• Recommend long-term portfolio strategies as the organization's geographic footprint evolves.

Financial & Operational Management

• Develop and manage the annual facilities operating and capital budgets.
• Monitor facilities expenditures and identify opportunities for cost savings.
• Review lease obligations, CAM reconciliations, and facilities invoices for accuracy.
• Develop reporting and dashboards related to facilities costs, occupancy metrics, vendor performance, and capital projects.
• Establish key performance indicators to measure operational effectiveness.

 

What You Need

• Bachelor's degree in Business Administration, Facilities Management, Real Estate, Construction Management, or related field (or equivalent experience).
• Seven to ten years of progressive facilities, corporate real estate, or multi-site operations experience.
• Experience managing multiple office locations across a geographically dispersed organization.
• Demonstrated success negotiating contracts and managing strategic vendor relationships.
• Experience leading capital projects and workplace initiatives.
• Strong financial acumen with experience managing operating and capital budgets.
• Excellent communication, project management, and organizational skills.

Preferred

• Experience supporting a rapidly growing organization through acquisitions.
• Corporate real estate portfolio management experience.
• Professional services, financial services, wealth management, or similar multi-office environment.
• Experience partnering with commercial real estate firms such as CBRE, JLL, or Cushman & Wakefield.
• Facilities Management Professional (FMP), Certified Facility Manager (CFM), or similar professional designation.

Within the first 12–18 months, success in this role will be demonstrated through:

• Development of a multi-year facilities and real estate strategy aligned with business growth.
• Improved vendor performance through measurable service-level expectations and regular business reviews.

• Standardized facilities operations and service delivery across all office locations.
• Develop dashboard for measuring successful integration of newly acquired offices.
• Identification and execution of strategic office consolidation opportunities where appropriate.
• Increased visibility into facilities performance through dashboards and key performance indicators.

 

If located in the Omaha area the role will be considered Hybrid, otherwise it will be considered Remote.

The total rewards expected for this role include:

• Starting annual base salary between $110,000 - 150,000.
• Variable compensation potential (Bonus and/or commissions)
