Facilities Technician-HVAC Job DescriptionThe Facilities Technician is a skilled professional responsible for performing HVAC and mechanical preventive maintenance and repairs within a given geographic territory. This role requires hands-on expertise to complete necessary work within Jones Lang LaSalle standards and guidelines while maintaining commercial building systems at peak operational conditions.Key ResponsibilitiesSafety:Demonstrate comprehensive knowledge of safe work practices especially regarding energized work, working at heights, and confined spacesRecognize, assess, and mitigate or eliminate risksUnderstand and use proper PPE for associated tasksTraining & Development:Evaluate and coach a workforce of Facility Engineers and Maintenance Technicians as requested by supervisorsProvide technical guidance and mentorship to support team developmentOperations, Maintenance & Repair:Possess hands-on skills and knowledge to complete required repairs and maintenance on commercial HVAC systems including chillers, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical and pneumatic systemsUse industry standard tools in accordance with all codes, laws, and regulationsPerform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systemsMaintain properties in peak operational conditionCustomer Service:Apply knowledge of principles and processes for providing customer and personal servicesConduct customer needs assessments and meet quality standards for servicesEvaluate customer satisfaction and maintain professional relationshipsAdministrative & Organizational Skills:Strong documentation and record-keeping abilities for maintenance logs, inspection reports, and compliance trackingProficiency with computerized maintenance management systems (CMMS) and work order processingAbility to manage and prioritize multiple work orders and maintenance schedules effectivelyExperience with inventory management and parts ordering systemsBasic project coordination skills for scheduling maintenance activities and system upgradesCommunication & Interpersonal Skills:Clear written and verbal communication for reporting system status, documenting findings, and interfacing with facility managementAbility to explain technical issues and recommendations to non-technical stakeholdersProfessional interaction skills for working with tenants, contractors, and building occupants during maintenance activitiesCollaborative approach when working with other trades and building operations team membersAbility to understand and audit processes, procedures, and reportsCross-Functional Collaboration:Experience coordinating with electrical, plumbing, and other building trades on integrated building systemsAbility to work effectively with property management, security, and facilities teamsSkills in scheduling and coordinating with assignedRequired QualificationsEducation:High school diploma or GEDExperience:Minimum 2 years of HVAC maintenance and repair experienceExperience with building automation systems and controlsComparable work experience in commercial building systemsTechnical Skills:Knowledge of applicable HVAC codes, laws, and regulationsProficiency with HVAC metering equipment and industry standard toolsKnowledge of refrigeration cycles, heat transfer methods, and thermodynamicsAbility to work with building automation systems and controlsAbility to read and interpret system drawings, schematics, and equipment schedulesComputer Skills:Ability to effectively use computers and computer programs including Microsoft Office SuiteSkill in use of the internet to navigate and use web-based applicationsAbility to use handheld electronic devices (cell phone, etc.)Communication Skills:Knowledge of the structure and content of the English language including meaning and spelling of words, rules of composition, and grammarExcellent written and verbal communication skillsCertifications:EPA Universal CertificationPhysical Requirements:Work can be truck-based with travel or campus-basedAbility to lift 50 poundsAbility to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods of timeAbility to work exposed to heat, sunlight, rain, cold, daylight and nighttime hours as requiredPreferred Qualifications5 years of HVAC experienceHigh school vocational degree program or apprenticeship completionKnowledge of applicable MEP codes, laws, and regulationsR410a CertificationAdditional certifications in specialized building automation systems (BACnet, Niagara, Tridium, Johnson Controls, Siemens, Honeywell, etc.)Additional certifications in specialized systems (chillers, boilers, building automation)Experience with energy management and system optimizationKnowledge of LEED and sustainability practices in
