GRADE - 115

PAY RANGE - $31.16 - $44.42/hr - plus a comprehensive benefits package

GENERAL STATEMENT OF DUTIES:

Repairs and maintains HVAC systems within City buildings; performs directly related work as required.

DISTINGUISHING FEATURES OF THE CLASS:

The principal function of an employee in this class is to ensure the operational use of building systems in a healthy and safe environment. The work is performed under the supervision and direction of an assigned supervisor but considerable leeway is granted for the exercise of independent judgement and initiative. The nature of the work performed requires that an employee in this class establish and maintain effective working relationships with other City employees, outside contractors/vendors and the public. The principal duties of this class are performed in various indoor and outdoor work areas, including exposure to chemicals and elements and working time in confined spaces.

EXAMPLES OF ESSENTIAL WORK:

• Repairs all air conditioning, heating, ventilation, refrigeration, boilers and periphery systems within municipal buildings and public utility areas;
• Answers service calls as needed;
• Troubleshoots and diagnoses equipment during malfunctions and replaces/repairs parts as necessary;
• Coordinates the installation of new HVAC equipment;
• Trains other building maintenance staff in the diagnosing and/or repair of routine functions within HVAC systems;
• Installs portable equipment, including heating appliances, ventilating equipment, cooling units or evaporative coolers, closed steam systems or hot or chilled water piping within heating and cooling equipment and related component equipment;
• Operates boiler system to maintain proper water temperature for the production of methane gas and the operation of the boiler system;
• Performs preventative maintenance and proper lubrication of all equipment;
• Monitors, repairs, and installs pneumatic, electrical and electronic controls to ensure proper operation;
• Performs diagnostic tests on all assigned systems;
• Orders parts as needed to complete service calls;
• Meets with vendors as needed;
• Assists with snow removal when needed;
• Provides guidance and demonstrations to new employees in similar positions;
• Keeps supervisors informed of work progress, issues, and potential solutions;
• Attends meetings and training to stay current on relevant practices and developments;
• Responds to citizen inquiries courteously and promptly;
• Coordinates regularly with others to enhance interdepartmental efficiency; and
• Performs additional duties as required by the classification.

REQUIRED KNOWLEDGE SKILLS AND ABILITIES:

• Thorough knowledge of HVAC systems, including testing, installation, repair and maintenance;
• Thorough knowledge of local, State, and Federal codes relating to the operation and replacement of heating, ventilation and refrigeration systems;
• Thorough knowledge of the operation and maintenance of boilers;
• Skill in the installation, repair, and maintenance of HVAC systems;
• Ability to communicate effectively with others, both orally and in writing, using both technical and non-technical language;
• Ability to understand and follow oral and/or written policies, procedures and instructions;
• Ability to use logical and creative thought processes to develop solutions according to written specifications and/or oral instructions;
• Ability to perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of time-sensitive deadlines;
• Ability and willingness to quickly learn and put to use new skills and knowledge brought about by rapidly changing information and/or technology;
• Integrity, ingenuity and inventiveness in the performance of assigned tasks.

ACCEPTABLE EXPERIENCE AND TRAINING:

• Graduation from an accredited Vocational/Technical Program, supplemented by an accredited apprenticeship in HVAC operations; and
• Three to five years of experience in HVAC maintenance, installation and repair; or
• Any equivalent combination of experience and training which provides the knowledge, skills and abilities necessary to perform the work.

REQUIRED SPECIAL QUALIFICATIONS:

• First-Class (or 1st Class) Stationary Engineer License;
• Universal Certified Refrigerant Technician; and
• Current New Hampshire Fuel Gas Fitter License.

ESSENTIAL PHYSICAL ABILITIES:

• Sufficient clarity of speech and hearing or other communication capabilities, with or without reasonable accommodation, which permits the employee to communicate effectively;
• Sufficient vision or other powers of observation, with or without reasonable accommodation, which permits the employee to monitor and repair HVAC systems;
• Sufficient manual dexterity with or without reasonable accommodation, which permits the employee to operate hand and power tools;
• Sufficient strength and endurance, with or without reasonable accommodation to lift, carry and move objects, through a full range of motion, up to 100 pounds occasionally, 50 pounds frequently and 25 pounds consistently;
• Sufficient personal mobility and physical reflexes, with or without reasonable accommodation, which permits the employee to have access to various work conditions within buildings, including confined spaces.
