Analyst/Senior Analyst

Company Description AHV Communities(“AHV”) is a privately held developer, builder, and operator of luxury single-family home rental and multifamily communities headquartered in San Antonio, TX. Position Overview The Analyst / Senior Analyst will serve as an integral member of AHV’s development and investment team, supporting the underwriting, evaluation, capitalization, and execution of residential real estate opportunities. The role will provide exposure across the full development and investment process, including multifamily, Build-to-Rent (BTR), and other residential development opportunities. Primary responsibilities will include financial underwriting, market research, project reporting, comparable analysis, coordination with internal development and land acquisition teams, and preparation of investment and marketing materials for lenders, equity partners, and other stakeholders. This is an opportunity to join a fast-paced, entrepreneurial real estate platform and gain hands‑on exposure to projects from initial underwriting through development, financing, lease‑up, and stabilization. Primary Duties and Responsibilities Underwrite existing projects and new development / acquisition opportunities using Excel-based financial models. Analyze development costs, rents, operating assumptions, financing, returns, and project sensitivities. Review and analyze rent rolls, T12 operating statements, development budgets, market studies, and third-party reports. Prepare and maintain rent and for-sale comparable analyses. Research development pipelines, competing projects, market fundamentals, demographics, employment trends, and other demand drivers. Work closely with the land acquisition and development teams on active projects, including due diligence, budgets, schedules, entitlements, financing, and closing requirements. Prepare and coordinate weekly, monthly, and quarterly project reporting and deliverables. Track project performance and actual results against underwriting and budget. Create and update Offering Memorandums, equity investor presentations, lender packages, Investment Committee materials, project one-pagers, development proposals, and RFP responses. Assist with debt and equity capitalization analysis. Research impact fees, permitting fees, property taxes, municipal requirements, and other project-specific costs. Maintain and update internal pipelines, trackers, development schedules, and project databases. Communicate and coordinate with brokers, lenders, equity partners, property managers, consultants, attorneys, and other industry professionals. Support senior team members on ad hoc analysis, research, financial modeling, and strategic initiatives. Qualifications Bachelor’s degree in Real Estate, Finance, Accounting, Economics, Business, or a related field. Strong understanding of real estate underwriting and cash flow modeling. Fundamental understanding of multifamily and/or Build-to-Rent real estate. Highly proficient in Microsoft Excel, including the ability to review, create, and edit complex financial formulas and models. Strong Microsoft PowerPoint skills and ability to prepare professional investment and marketing materials. Strong analytical, quantitative, market research, and problem-solving skills. Excellent written and verbal communication skills. Strong organizational skills with the ability to manage multiple projects, deadlines, and priorities. Proactive, detail-oriented, and comfortable working in a fast-paced, entrepreneurial environment. Ability to work independently while remaining a collaborative team member. Analyst: Generally 1–3 years of relevant experience with a strong foundation in financial analysis, research, and real estate fundamentals. Senior Analyst: Generally 3–5+ years of relevant experience with the ability to independently underwrite opportunities, manage recurring project deliverables, communicate directly with external counterparties, and take ownership of analyses from start to finish. Experience level is less important than demonstrated judgment, technical ability, initiative, and willingness to take ownership.
