The MaintenanceSupervisoris responsible for: Timely coordination, execution and thorough documentation of completion of all interior and exterior home repairs. This includes physical systems maintenance, monitoring and forecasting physical interior and exterior components of the home. Administrative accountability includes use of mobile and fixed computerized applications to ensure that work assignments, progress, forecast, and history is thoroughly and timely documented to support fiscal goals of the property. Direct supervision of Maintenance Technician. Accountable for property maintenance and maintaining operations within parameters of the property budget relative to Repairs and Maintenance, Unit Replacement, Contracted Services, and Capital Repairs categories. The Maintenance Supervisor reports to the Community Manager. The reporting hierarchy may also includemanagementunderaSenior CommunityManager,RegionalManagerand/ortheDirectorof Operations. ESSENTIAL RESPONSIBILITIES Property Operations Responsible for maintaining all areas of the home location in a safe, clean, and attractivemanner. Responsiblefor identifying,documenting,andrepairinghealthandsafetyrisksat each home location. Responsibleforidentifying,documenting,andcoordinatingcomplete,correct,andtimelyrepairstoexterior and interior of homewherethird -party vendor participation isrequired. Responsibleforrecording,tracking,assigning,andcompletingYardiworkordersoncommonareasandwithinresidential units withinestablishedcompletiontimelines. Responsiblefor maintaining company work van andstorageareasincleanandorganizedmanner,and equipment ingoodcondition. Maintainappropriatelevelofinventoryrelativetobudget,usingpurchaseorders appropriately. Schedule and complete and/or assist in the turning of vacant homes prior to resident occupancy. Coordinate with the Community Manager and perform annual home inspections. Assist with preparing scopes of work for outsourcing third-party repair projects. Participate in forecasting and scheduling short- and long-term capital repair needs of the home. Maintain up-to-date knowledge regarding current contracts with vendors and suppliers. Responsible for after-hour, weekend, and holiday emergency repair needs. All other duties as assigned. Compliance Participation in all maintenance projects and training classes asdirected. ComplywithallaspectsofFairHousingandHarassmentAwarenesstrainingandprotocolsinperformance of all tasks andassignments. Maintain, monitor and promote a safe workenvironment. Understand budgetandappliesexpensecontrolofhomeRepairsandMaintenance,Home Vacancy Turns ,ContractedServices andCapital Repair budgetcategories. Human Resources Directly oversee the activities, including training recommendations and requirements of the Maintenance Technician who reports to the Community Manager. Participate in hiring recommendations. Manageandsubmitpersonaltime andexpensesdailytothe Supervisor. Must possess a valid California Driver License Maintain positive relationships with internal departments. Authorized to work in the United States for anyemployer Customer Service Respond to Community Manager on all resident complaints in a timely and professionalmanner. Create an environment of preservation and appeal based on clean and presentable setting that is consistent and noticeable to the resident(s). Maintain a presentable and professional attire that is representative of the companystandards by wearing the company issued Quality Management Group uniform. Community Relations Assist Community Manager with ongoing positive relationships with residents and external agencies as directed. Assist Community Manager with various Resident Programs, including those related to preservation and upkeep of homes. General MustattendCompanysponsoredeventsthatrelatetothedevelopmentoftheteam,which,fromtimeto time mayinclude travelandovernightstaysatlocationsawayfromtheemployee’shome. May be required to work at different locations, including multi-family. Thispositionmayrequiretheavailabilitytoworksomenights,weekendsandoccasionalholidays based upon the needs of the community. Maintain organized company tools inventory related to performing general maintenance and facilities upkeep as outlinedinEssentialSkills. Working on-site is an essential function of the position. Perform repairs, train and demonstrate proficient command of carpentry, plumbing, painting, electrical, masonry, drywall, fencing, concrete, appliance repair and some HVAC. Set up and operate appropriate equipment, machines and tools according to the specification provided by the manufacturer. Demonstrate knowledge regarding water and gas meter shutoffs and sewer cleanouts for common areas and individual units. Abilitytoworkindependentlyandtosuperviseteams. Other duties as may be needed relevant to facilities management. EXPERIENCE Minimum of a high school education or equivalent. Minimum five to seven years related maintenance experience and/or training, or equivalent combination of related experience and education. Thorough knowledge and understanding of Fair Housing and Harassment Awareness policies. Proficiency in both verbal and written communication and computer skills.
