Join Morgan Properties as an Assistant Service Manager supporting our 451‑unit Saratoga Crossings/Victor portfolio in Farmington and Victor, NY. In this leadership role, you'll partner with an experienced Multi‑Site Service Manager to help oversee maintenance operations across five communities while continuing to build your leadership skills. We're looking for someone with strong HVAC knowledge, well‑rounded maintenance experience, and prior multifamily leadership experience who enjoys mentoring others, solving problems, and delivering exceptional service to our residents. As An Assistant Service Manager, You Will Assist the Multi‑Site Service Manager with the daily maintenance operations across a five‑property portfolio totaling 451 apartment homes Help coordinate daily work orders, apartment make‑readies, preventative maintenance, and technician workflow across multiple communities Perform advanced troubleshooting and repairs involving HVAC systems, appliances, electrical, plumbing, carpentry, drywall, and general building maintenance Lead by example while supporting and mentoring Maintenance Technicians to promote teamwork and operational excellence Assist with maintaining community grounds and ensuring each property meets Morgan's quality standards Help manage maintenance inventory, tools, equipment, and supplies across the portfolio Conduct inspections of vacant apartments, common areas, and building exteriors Support apartment turns while maintaining high‑quality standards and meeting occupancy goals Assist with snow removal, weather‑related events, and emergency maintenance when needed Participate in a rotating 24‑hour on‑call schedule Complete additional projects and responsibilities assigned by the Multi‑Site Service Manager Compensation & Incentives Base Pay: $25.00 – $28.00 Up to 50% Rent Discount Property Staff Shared Renewal Commissions Morgan Essentials: $300 Quarterly On‑Call Appreciation: $15/day while holding the on‑call phone Medical, Dental & Vision Benefits 401(k) with Company Match Generous Paid Time Off, including 10 paid holidays and sick leave If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range. Hours & Schedule Monday – Friday 8:00am – 5:00pm Rotating paid on‑call participation required Must be available for weather‑related and emergency maintenance events Schedule may adjust based on business needs What We'll Expect From You 2–3 years of multifamily maintenance experience Previous experience leading or mentoring maintenance team members in a multifamily environment Strong HVAC troubleshooting experience is required Well‑rounded maintenance skills including appliances, electrical, plumbing, and general building maintenance HVAC/EPA certification is preferred but not required for candidates with strong hands‑on experience Comfortable using smartphones, mobile work order applications, and computers Active, valid driver's license and reliable personal vehicle Ability to travel between communities within the portfolio Ability to respond to on‑call and emergency maintenance needs A positive, team‑first attitude with a commitment to providing excellent resident service At Morgan Properties, we invest in people who lead with integrity, take pride in their work, and are committed to continuous growth.
