Facilities Director

Facilities ManagerDirect and coordinate the overall operations of James Sprunt Community College's grounds, facilities, housekeeping, and vehicle services. Coordinate with outside vendors and contractors to ensure timely and effective completion of necessary repairs, maintenance, and improvements to buildings, grounds, and vehicles. Plan, organize, and oversee facility, grounds, housekeeping, and vehicle operations to maintain a safe, clean, healthy, and well-functioning environment for students, faculty, staff, and visitors. Reports to the President Vice President of Administration and Fiscal Services.Essential Duties And ResponsibilitiesThis list is meant to be representative, not exhaustive. Reasonable accommodations may be made to enable individuals with disabilities the ability to perform the essential functions.Directs the functioning of the physical plant and oversee the maintenance and plant operations of the college campus.Directs the estimating, scheduling, and assigning of departmental resources in maintaining the College's buildings and groundsSupervises operations of all heating and air conditioning units, monitoring and adjusting units as required to maintain comfortable building temperatures.Plans maintenance, repairs and replacement of heating and air conditioning units to provide efficiency of operations and convenience for staff/faculty/students.Maintains written documentation of facility maintenance operations and schedules future maintenance according to industry standards and manufacturer's recommendations.Establishes priorities of all work performed by each facilities employee as well as outside vendors.Estimates cost of repair projects in terms of labor, materials and overhead and coordinate contracted maintenance and renovation services.Directs purchasing of all physical plant supplies as needed and according to budget availability and applicable laws, policies and procedures.Directs and oversees the inspection of all buildings and grounds periodically for security, necessary maintenance and repair.Oversees the maintenance of institutional equipment and perform such service and regular maintenance as may be required or schedules service or repairs from an outside vendor.Assists the Director of Purchasing, Equipment, and Construction (Capital Project Coordinator) for activities with outside vendors doing work on college buildings and grounds.Monitors and evaluates performance of department staff, and make recommendations regarding employment when necessary.Monitors recycling efforts.Serves as a contact person in the operation of the fire alarm system.Oversees the coordination and supervision of the Uniform Building Code Inspections, (Part A and B) of the College's Physical Plant.Monitors facilities budget and report findings to Vice President of Administrative and Fiscal Services.Provides assistance and advice to College administration regarding construction and renovation projects and works together with Director of Purchasing for these projects.Maintains library of college facility blueprints and other pertinent facility information.Coordinates the administrative responsibilities within the facilities department; monitors and evaluates workload; develops and implements necessary procedures to accomplish departmental objectives.Acquires computer/technology competencies as appropriate to position.Assists with equipment and software maintenance.Maintains security of personal computer access.Performs other professional or job-related duties as assigned.Serves on college committees.Qualifications: Education, Experience, Skills, And AbilitiesThe requirements listed below are representative of the knowledge, skills and abilities required to satisfactorily perform the essential duties and responsibilities.Building and safety codes and sanitary and health regulations.Principles, practices, methods and techniques of vehicle maintenance and repairs.Principles, practices, methods and techniques of general facility maintenance and building construction.Principles of supervision, training and performance evaluation.Budgeting procedures and techniques.Principles and practices of supervision, training and personnel management.Flexible and adapts to change.Ability to communicate effectively through speech and writing.Ability to identify, communicate and analyze problems.Ability to take ownership and utilize constructive feedback.Must be punctual, professional and conduct oneself in an ethical manner.Ability to plan and prioritize tasks.Ability to work respectfully within a team environment.Education/Skills Required: One-year diploma plus considerable years of directly related work experience OR any combination of education and experience that demonstrates possession of the requisite knowledge, skill and abilities. Valid driver's license. Experience in Heating and Air Conditioning, Electrical, Plumbing, or related field. Preferred: Associate degree in related field. Certificate/License in Heating and Air Conditioning, Electrical, Plumbing or related field. Required: Considerable experience in Heating and Air Conditioning, Electrical, Plumbing, or related field. Management and/or supervisory experience in an institutional physical facilities setting. Preferred: Extensive experience in Heating and Air Conditioning, Electrical, Plumbing, or related field.
