Property Manager @ Elevator ( Location: St. Louis, MO (on-site) Reports to: Regional Community Manager Type: Full-Time Compensation: $65,000–$85,000 base salary + performance bonus of up to 10%, tied to occupancy and member retention About Elevator Elevator provides flexible warehouse, office, and flex space, along with logistics support and a strong community for growing small businesses. About the Property Manager The Property Manager is the general manager of Elevator's St. Louis building. You run the location like it's your own small business: you deliver tours that convert, you own the member experience from onboarding through renewal, you keep the facility clean, safe, and functional, and you're accountable for the location's occupancy, retention, and financial performance. You won't be prospecting cold — a dedicated Business Development Representative keeps your tour calendar full. Your job is to make every tour count, turn prospects into members, and turn members into long-term advocates who renew and refer. You will work directly with the Regional Community Manager and Director of Sales Enablement, executing against established playbooks while contributing insight from the ground. As St. Louis grows, this role is positioned to build and lead the on-site team. Not a fit if: You want a behind-the-desk admin role, you're uncomfortable being accountable to occupancy and retention numbers, or you'd rather wait for the cleaner than mop the spill yourself. Responsibilities: Tours & Conversion What success looks like: 40% tour to membership conversion, 100% of inquiries answered within 24 hours Deliver warm, consultative tours that reflect Elevator's hospitality first brand and close new memberships. Partner with the BDR to keep every opportunity moving in HubSpot with accurate stages. Hit monthly occupancy and new member targets. Member Onboarding & Retention What success looks like: 95% member retention, zero onboarding delays Run the new member playbook end to end, agreement, payment setup, FOB issuance, and handbook. Serve as the go to contact for every St. Louis member, resolving issues before they escalated. Own renewals and grow existing accounts within the building. Facility Operations What success looks like: Tour ready condition every day, preventive maintenance on schedule Open and close the building, owning cleanliness, safety, and presentation. Manage local vendors and coordinate maintenance and work orders, escalating capital items to HQ. Handle day to day mail, parcels, and freight logistics for members. Physical Requirements: Ability to routinely lift, pull, and maneuver up to 50 lbs. Duties include handling boxes, delivering packages, and operating manual pallet jacks. Financial Discipline What success looks like: Revenue and expenses on plan, AR aging within target Own location level revenue and expense performance. Run bill runs and collections per SOP. Approve expenses within delegated authority and flag overages early. Community & Reporting What success looks like: Growing local presence, on time weekly reporting Host member events that build relationships and drive referrals. Build local relationships (chambers, brokers, neighboring businesses) that make Elevator a known name in St. Louis. Submit the weekly operating report and run location meetings with HQ.
