The purpose of AvalonBay is to create a better way to live, and the Senior Operations Manager will help drive financial performance, operational excellence, and customer service in assigned communities. Role The Senior Operations Manager provides leadership and management for three or more full‑time equivalent operations staff of an assigned apartment community. This associate participates as part of the leadership team to drive financial performance, operational excellence, and customer service. The associate may also work with retail tenants as appropriate and with expanded work groups to include the asset team when working on lease‑up, renovation, new acquisition, and JV/Investment Fund communities. Responsibilities Manage community operations, including financial performance, customer service, communications, marketing, negotiation, crisis management, and staffing. Analyze data/reports to develop solutions to sustain high standards of customer service, optimal revenue generation, and effective expense management as demonstrated by business results in previous position. Resolve resident issues in a timely manner. Negotiate and manage contracts with third‑party service providers. Lead and develop teams, providing feedback and coaching that results in improved performance. Maintain accurate time documentation and adherence to scheduled hours. Qualifications Education: Bachelor’s degree required OR equivalent. Certification or Licensures: Valid driver’s license and automobile insurance. Experience: 5 years of progressive responsibility in property management, hospitality, or retail industry; 3 years of multi‑family property experience in a management role; 3 years of supervisory experience. Knowledge, Skills and Abilities Manages a community as demonstrated by work experience, including financial performance, customer service, communications, marketing, negotiation, crisis management, and staffing. Analyzes data/reports to develop solutions to sustain high standards of customer service, optimal revenue generation, and effective expense management as demonstrated by business results in previous position. Successfully resolves resident issues as demonstrated by work experience. Negotiates and manages contracts with third‑party service providers as demonstrated by previous work experience. Ability to tolerate ambiguity and change; manages and leads teams effectively through change. Ability to think strategically and see the big picture. Demonstrates strong problem‑solving skills; encourages new innovative solutions. Supervises and develops employees and provides feedback and coaching to subordinates that results in improved performance as demonstrated in previous position. Reads and writes English as demonstrated by clear and concise written and verbal communications. Creates and delivers group presentations on function‑related subject matter and writes reports in a clear, concise form. Performs basic arithmetic skills (measurement, addition, subtraction, multiplication, and division) to do basic calculations and analyses such as estimating, determining averages and percentages, and calculating totals as outlined under the Business Math Policy (8‑01) in the AvalonBay Procedures Manual. Performs basic Microsoft Office applications such as word processing, spreadsheets, and presentations. Frequently operates general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine, and postage machine. Physical Demands Ability to travel between two or more communities. Ability to report on time regularly and consistently, work assigned schedule and accurately document/verify time worked. Training Satisfactory completion of AVB’s new‑hire orientation within 30 days of employment. Satisfactory completion of AVB’s Management Essentials and Performance Evaluation within nine months of employment in the position. Satisfactory completion of Anti‑Harassment for Supervisors training within 60 days of employment. Satisfactory completion of Fair Housing and Accessibility for RS training within 30 days of employment. Satisfactory completion of Sr. Operations Manager Onboarding training curriculum within prescribed dates. Any other applicable training assigned by the manager.
