About the National Constitution Center

Position Summary

Under the supervision of the director of operations and direction of the engineering lead, operates, monitors, maintains, and responds to alarms of building utility systems, including water chillers, cooling towers, condenser water, high purity water treatment (softeners, de-ionizing and reverse osmosis units and stills), clean steam, building steam and condensate, compressed air and vacuum systems.

Maintains logs, necessary paperwork, and completes documentation. Documents work activities completely through work orders and daily labor record. Stationary engineers will perform maintenance on any equipment or facility which their skills support in a compliant quality manner. Stationary Engineers are part of the Operations team work group and will primarily share work assignments within their job grouping with no inherent or “system imposed” limits. Based on business needs, the Stationary Engineer will perform maintenance activities including crossing between job groupings where skills are common. Work assignments, buildings and equipment are not exclusive to any craft, job grouping, or employee.

Responsibilities and Duties

• Monitor, maintain, and repair all building systems, including, but not limited to, elevators, boilers, chillers, cooling towers, generators, pumps, air handlers, de-ionized water systems, acid neutralization systems, safety systems, and all digitally controlled mechanical, electrical/electronic, safety systems, fire systems and all building automation software.
• Maintains proper pressures and temperature in the operation of heating and cooling equipment, including chillers, cooling towers, perimeter heat, reheat, etc. systems to meet variable load conditions.

• Conducts daily tours of utility equipment and reports problems concerning instrumentation and control. Maintains records of operating details, including daily shift reports and logs, to provide shift-to-shift communications between both supervisory and stationary engineer personnel.
• Works with supervisory, engineering, and contractors to assure proper operation, maintenance and repair of utility equipment.
• Investigate, troubleshoot, and analyze system performance issues using technical knowledge and practical problem-solving to recommend and implement corrective courses of action.
• Install, maintain, and repair plumbing systems, including pipe fitting, leak testing, fixture maintenance, and troubleshooting during daily operations.
• Perform preventative maintenance on all plumbing systems and fixtures, ensuring continuous safe operation in coordination with overall building systems management.
• Perform regular maintenance and cleaning of all units associated with their craft.
• Replace and repair plumbing fixtures, sewer lines, sewage injector pumps, drain cleaning, water softener systems, and industrial plumbing valves and fixtures.
• Replace and repair domestic water lines, sprinkler lines, and irrigation lines.
• Repair and replace industrial kitchen equipment.
• Coordinate work with independent contractors.
• Develop and maintain recordkeeping systems and procedures.
• Transport, set-up, break down, and install items, including but not limited to, staging, decks, and equipment for events when needed.
• Perform other duties as assigned.

Equipment

Compressors, pumps, electric generators, package boilers, humidifiers, water cooling towers, deionized water units, reverse osmosis units, water softeners, clean steam generators, condensate, equipment, vacuum pumps, heating equipment, water chillers, chemical treatment and testing equipment, computer-aided control/management systems catalytic oxidizers, and all other equipment necessary for the operation of building utility systems.

Qualifications

• High school diploma or equivalent required
• Class A Stationary Engineering License required
• 5 years of trade experience required
• Universal CFC License
• Must hold all accredited certifications for the position, including certifications for chillers, boilers, and air handlers
• Proficiency in the use of all tools/equipment utilized in the various trades required

• Required to supply minor hand tools of their trade
• Must be able to read, understand, and perform work from sketches, drawings, and blueprints as required
• Required to work weekends, evening hours, and holidays as assigned

Physical Demands

• Frequent standing and walking required
• Must be able to work at elevated heights
• Must be able to lift heavy equipment (50 pounds or more) on a frequent basis
• May be required to work in a kneeling, stooping, bending, or prone position for a prolonged period of time on a frequent basis
