The Role The Senior Regional Manager is given broad operating latitude and decision‑making responsibility for the management of a significant real‑estate portfolio. This role impacts every Avanath team member working at a community assigned to the Regional Manager. It supports our brand, building our reputation, focusing our efforts on consistent excellence, and enhancing the service we bring to our residents, guests, and communities. The Regional Manager provides expertise and management to the acquisition, due diligence, lease‑up, and capital improvements strategies in our management platform and overall property operations. The successful Regional Manager will contribute to the oversight of our systems, ensuring quality procedures and training in those procedures, with assistance from other corporate team members. Continual improvement in efficiency, technology, and support of our teams will be a key focus. They must manage the communities for which they are responsible in the most profitable manner possible, with regard given to promoting business ethics and fairness in the exercise of rental and management practices. The Regional Manager creates the atmosphere necessary to support the greatest possible satisfaction and well‑being of all people in the communities, including fellow team members, residents, consistent with the goals and objectives of the company. Success is driven by the relationships that you build within your communities, including vendor partners, regulatory, and social services partnerships. An Authentic Attitude – Consistently demonstrate an open and professional attitude and approach when addressing and resolving resident and staff concerns. An Approach that is Positive and Professional – Consistently demonstrate an approach of active listening and ensure that each resident and staff member feels seen, heard, and valued. Key Accountabilities Fiscal Accounting Assist in the development and execution of the region’s operational budgets. Prepare and review monthly operating statements, budgets to actual variances, and bottom‑line cash flow control. Produce reports and monthly financials accurately and timely. Maximize the operating efficiency and financial performance of the portfolio through strategic plans. Assist in the development of the region’s collections and implement a system to achieve 0% rent delinquency. Oversee large capital projects and coordinate between multiple departments. Prepare and submit subsidy vouchers where applicable. Visit communities with the assigned portfolio 3‑4 times per week. Manage up to 10 sites and a diverse workforce. Direct and support the personnel and performance of each site, coach leaders, and provide clear feedback and staffing decisions. Work with support functions such as compliance, finance, asset management, capital projects, and human resources. Assess and complete the team’s annual performance. Recognize opportunities for team development and challenge team members to achieve higher levels of performance. Respond to any team member concern, maintenance condition, resident problem, breach of security, and/or emergency. Coordinate and oversee on‑site operations, including budget implementation, compliance, vendor relationships, contractor workmanship, rent collections, accounts payable, to ensure smooth operations. Resident Relations and Customer Service Maintain positive interaction and communication with residents regarding operational concerns and community initiatives. Refer residents to appropriate services and agencies when needed. Assist the team in creating and implementing systems that provide necessary services to residents, including timely acknowledgment and action on complaints. Adherence to PM Rules, Regulations, and Guidelines Respond promptly and transparently to potential housing violations and liability concerns. Qualifications 5+ years of experience in a community management position (highly desired). 7+ years in multifamily experience (highly desired); affordable housing experience preferred. Lease‑up / New Development experience where required. Intermediate skill level in Microsoft Office Suite (Word, Excel, PowerPoint), property management systems, Internet, and email. Knowledge of LIHTC and tax credit/bond/conventional qualifications preferred. Frequent travel within the region and to regional corporate and industry events. Strong interpersonal, verbal, and written communication skills. Ability to interact effectively with residents, housing/tenant associations, senior executives, business vendors, community team members, and investor contacts.
