Position Overview

We are seeking an experienced Student Housing Leasing Manager to lead leasing, marketing, resident retention, and occupancy efforts for a student housing community in Columbia, SC.

The Leasing Manager will partner closely with the Community Manager to establish leasing goals, execute creative marketing strategies, coach the onsite leasing team, and deliver an exceptional resident experience. The ideal candidate has previous student housing property management experience, strong sales and leadership skills, and a proven ability to increase traffic, leases, renewals, and occupancy.

• Lead daily leasing activities, including tours, follow-up, applications, lease execution, and move-in coordination
• Establish leasing goals and hold the leasing team accountable for performance
• Actively show and lease apartments to prospective residents
• Track leads, traffic, applications, leases, renewals, and occupancy
• Ensure timely prospect follow-up and strong closing techniques
• Audit lease files for accuracy, completeness, and policy compliance
• Maintain accurate leasing reports and property management records
• Develop resident retention and renewal strategies
• Respond to resident concerns while supporting satisfaction and retention
• Maintain an active and consistent onsite presence

• Develop and execute student housing marketing and outreach campaigns
• Assist with annual marketing plans, leasing budgets, and occupancy strategies
• Plan resident events, leasing events, promotions, and campus outreach initiatives
• Build relationships with local businesses, organizations, and campus resources
• Monitor market conditions, rental rates, concessions, and competitor activity
• Complete weekly market surveys and recommend pricing or marketing adjustments
• Use digital marketing, social media, email campaigns, and grassroots outreach to increase traffic
• Support preleasing, renewal, and lease-up goals

• Lead, train, coach, and motivate the onsite leasing team
• Support the hiring and onboarding of leasing professionals
• Provide ongoing performance feedback and sales coaching
• Promote teamwork, accountability, urgency, and exceptional customer service
• Ensure team members follow leasing procedures, Fair Housing requirements, and company policies
• Conduct regular leasing meetings and communicate performance expectations

• Maintain high standards of customer service and resident satisfaction
• Conduct routine property, model, and amenity inspections
• Monitor maintenance requests and service completion
• Assist with move-ins, move-outs, unit readiness, and resident communication
• Support vendor coordination and general property operations
• Help maintain a welcoming, professional, and tour-ready community

• High school diploma or equivalent required; bachelor’s degree preferred
• At least one year of student housing property management experience
• Previous supervisory, team lead, or management experience required
• Strong leasing, sales, marketing, and customer service experience
• Knowledge of student housing leasing cycles, preleasing, renewals, and resident retention
• Working knowledge of Fair Housing laws and OSHA requirements
• Experience with property management or leasing software
• Strong communication, organization, leadership, and problem-solving skills
• Ability to work onsite and participate in leasing events as needed
• Ability to manage multiple priorities in a fast-paced environment
