Senior Project Manager / Operations - DC Metro Reports to: DC Metro Market Lead Why This Role Unlimited Restoration, Inc. (URI) is seeking a Senior Project Manager / Operations to support and expand operations in the DC Metro market. This is a full-cycle, "write and run" role covering the entire mitigation and reconstruction lifecycle, cradle to grave: the incumbent independently scopes, estimates, and manages production on assigned jobs across both mitigation (water, mold, biohazard, cleaning) and reconstruction/rebuild scopes, from first call and initial inspection through final walkthrough and closeout, without a hand-off to a separate estimator or a separate reconstruction PM. Beyond running their own jobs, this person will also oversee the day-to-day work of a small crew of URI technicians (up to 3), and will serve as the DC Metro Market Lead's primary on-the-ground extension - additional eyes and ears across the market's jobs, crews, and accounts. This role is intended to add real PM and field-oversight capacity to a market currently supported by a single Project Manager, to help rebuild and diversify the market's referral and account base through self-generated business development, and to develop into a long-term operational partner to the Market Lead as DC Metro grows. For the right candidate, this is a direct path toward a market-leadership role as DC Metro scales. Essential Duties and Responsibilities Respond to incoming job leads and conduct timely on-site inspections; own scope development from first contact through job completion. Independently write estimates using Xactimate (or equivalent estimating software) across the full scope spectrum: water mitigation, mold, biohazard, and cleaning through structural reconstruction and rebuild. Own each job cradle to grave - the same PM carries the job from mitigation through reconstruction and final close, with no hand-off to a separate reconstruction PM or estimator at any stage. Manage full job lifecycle: inspection, mitigation scope and production, transition into reconstruction scope and estimate/approval, reconstruction production scheduling, subcontractor and crew coordination, quality control, and job closeout. Maintain and grow relationships with commercial and institutional accounts (property management, universities, hospitality, healthcare, and similar segments). Actively develop new business through self-generated leads, direct outreach, and relationship-building with facilities managers, property managers, and other referral sources. Track job status, documentation, and financials in company systems (Kahi/PSA) to maintain accurate reporting and support timely collections. Coordinate with the DC Metro market's existing Project Manager and Operations leadership on incoming lead assignment and overall market capacity - this coordination governs which new jobs go to which PM at intake, not reassignment of jobs already in progress; once a job is assigned, that PM owns it cradle to grave. Ensure all work complies with company safety standards, applicable codes, and insurer/client requirements. Communicate proactively with customers, adjusters, property managers, and internal stakeholders throughout the job lifecycle. Team Oversight and Market Support Directly oversee the day-to-day work of a small crew of URI technicians (up to 3), including daily job assignments, on-site quality checks, and basic performance feedback. Serve as the DC Metro Market Lead's primary on-the-ground point of contact - surfacing job, crew, and account issues in real time and helping maintain consistent response and service standards across the market. Provide backup coverage and support for the Market Lead's jobs and priorities as needed, with the expectation of growing into a long-term operational partner for the market as it scales. Required Qualifications Minimum 3-5 years of experience as a Project Manager in restoration, disaster recovery, or commercial construction, with direct estimating responsibility. Demonstrated experience running jobs across both mitigation and reconstruction phases cradle to grave, on the same file - not solely mitigation-only or reconstruction-only experience. Demonstrated ability to independently write scopes and estimates (Xactimate or equivalent) - not solely production/execution experience. Experience managing commercial and/or institutional accounts (property management, healthcare, hospitality, education, or similar). Prior experience directing or supervising field technicians or a small crew, with the ability to manage day-to-day workload and quality across a small team while still carrying a personal job load. Valid driver's license and ability to travel locally to job sites throughout the DC metro area. Strong written and verbal communication skills; ability to manage multiple stakeholders (customers, adjusters, subcontractors, internal teams) simultaneously. Preferred Qualifications Track record of self-generating new business (cold outreach, facilities-management relationships, or independent referral development). Familiarity with the Washington, DC commercial/institutional environment, including site-access protocols common to universities, healthcare facilities, and secured properties. IICRC certifications relevant to water, mold, or fire restoration. Experience with Kahi, PSA, or similar restoration/construction management platforms. Ability to walk job sites, including stairs and uneven surfaces, and to lift/move equipment as needed (up to 25-50 lbs) is required.
