Salary/Pay Rate: $70,000–$90,000 per year

Location: Valdosta, GA – Candidates must be local to the Valdosta area

Job/Employment Type: Full-Time, Salaried, Exempt

Reports To: Director of Operations

Work Environment: Office & Jobsite-Based / Travel Required

The Opportunity

Semper Tek Inc. is seeking a Project Manager Level II to lead the Construction Team in the successful completion of small to medium-sized projects. The Project Manager is responsible for all aspects of the project and must take ownership of creating a successful project despite whatever obstacles may arise.

This position is based out of the Valdosta office, and candidates must be local to the Valdosta, GA area. The role includes both office and jobsite responsibilities, with travel required within the United States.

How You Will Make an Impact

  • At New Project Contract Award
  • Gather information from selected vendors such as Certificates of Insurance, Schedule of Values, W-9s, and E-Verify compliance.
  • Set up Procore Contacts List and import contract drawings and specifications into Procore.
  • Draft and award subcontracts to vendors and subcontractors.
  • Attend kick-off meetings with the client and document meeting minutes in Procore.
  • During Design
  • Attend Design Review Meetings with the Design/Build Team and client and document meeting minutes in Procore.
  • Share each phase of the design with construction subcontractors and verify the design is not increasing construction costs or work durations.
  • During Construction
  • Manage the construction process to ensure successful project delivery.
  • Oversee field personnel daily operations to verify compliance with contract documents and Semper Tek standards.
  • Provide leadership and direction to field staff.
  • Procure submittals from vendors and subcontractors and review them for compliance with contract documents.
  • Verify Designer of Record submittal reviews are completed.
  • Develop project schedules in Primavera P6 and maintain schedules throughout construction.
  • Coordinate continuously with subcontractors and vendors to ensure schedule dates are met.
  • Generate RFIs in Procore and RMS as required for submission to the government.
  • Identify differing site conditions and enter change events into Procore.
  • Coordinate with vendors and subcontractors to price government Requests for Proposals for user-requested changes and differing site conditions.
  • Provide weekly project reports to the Operations Team.
  • Perform monthly job cost analyses and budget reviews.
  • Coordinate and conduct weekly job meetings.
  • Review and approve vendor and subcontractor invoices in Sage Paperless.
  • Document completed work according to contract requirements and submit monthly payment applications to the client.
  • Manage and monitor the project Quality Control Program and Safety Plan to confirm compliance with contract requirements and Semper Tek standards.
  • Visit project sites weekly to review schedule progress, quality control, and safety.
  • Develop recovery plans or alternate solutions for issues that arise during construction to ensure projects are completed on time, within budget, and in compliance with quality and safety standards.
  • Gather and submit closeout documentation as required by contract documents.

Required Qualifications & Experience

  • Bachelor’s degree in Engineering, Construction Management, or a related field, or equivalent work experience in Construction Operations.
  • Must be local to the Valdosta, GA area.
  • Demonstrated proactive approach to problem-solving.
  • Excellent written and verbal communication skills.
  • Highly organized, detail-oriented, and able to multitask in a fast-paced environment.
  • Ability to analyze and report data.
  • Proficiency with Microsoft Office, with an emphasis on Microsoft Excel.
  • Experience with construction management software such as Procore.
  • Ability to work independently and complete assigned tasks without direct supervision.
  • Strong reading comprehension and ability to follow complex written and verbal instructions.
  • Ability and willingness to travel within the United States.

Preferred Qualifications & Experience

  • Minimum 5 years of related construction experience.
  • OSHA 30 Certification.
  • CPR Certification.
  • First Aid Certification.
  • USACE Quality Control Management (QCM) Certification.
  • Professional & Physical Requirements
  • Ability to maintain focus and perform effectively under deadlines and productivity requirements.
  • Ability to communicate and interact effectively with a variety of individuals.
  • Regular attendance and punctuality.
  • Ability to assess work for accuracy, neatness, and completeness.
  • Ability to ascend or descend ladders, stairs, scaffolding, and ramps.
  • Ability to utilize construction personnel hoists and navigate active construction areas.
  • Ability to sit or stand for extended periods.
  • Ability to climb, balance, stoop, kneel, crouch, or crawl.
  • Ability to operate a motor vehicle and construction-related equipment as required.
  • Ability to move objects weighing approximately 20–50 pounds.

Compensation

  • $70,000–$90,000 per year.
  • Full-Time, Salaried, Exempt position.

Schedule & Travel

  • Full-Time
  • Based out of the Valdosta, GA office.
  • Candidates must be local to the Valdosta area.
  • Role is both office and jobsite-based.
  • Travel within the United States is required.
  • Hours will generally fall within regular business hours.
  • Extended hours, including weekend and night work, may occasionally be required due to contract requirements, logistical needs, and/or project deadlines.
