POSITION SUMMARY:

The Water Systems Supervisor supports the Director of Utilities Management by supervising Dominium's Water Systems team and coordinating water conservation service activities across the portfolio. This position is responsible for maintaining the functionality and reliability of water-monitoring systems, coordinating preventive maintenance, and ensuring identified leaks and water-system issues are investigated and resolved in a timely manner. The Water Systems Supervisor partners with property teams, Corporate Maintenance, regional maintenance leadership, utility providers, and outside vendors to support water-system readiness, leak detection and response, warranty work, equipment replacement, and the resolution of outstanding water-system needs. This position uses system and maintenance data to identify opportunities to improve reliability, reduce water loss, and lower operating expenses. This is a remote, regionally based and site-based position that is not assigned to a Dominium corporate or regional office. The position requires regular travel to Dominium properties and is expected to perform work at property sites on most workdays, with administrative responsibilities completed remotely when not in the field.

ESSENTIAL FUNCTIONS:

Provides day-to-day leadership and work direction to Water Systems Specialists, including scheduling work, prioritizing assignments, monitoring completion, and adjusting resources based on preventive maintenance and leak-response needs. Monitors ION system performance and available reporting to identify non-functioning meters, routers, communication issues, abnormal water conditions, and equipment requiring maintenance or replacement. Establishes and manages a proactive preventive maintenance program for water system equipment, including systematic battery replacement based on equipment age, system performance, and anticipated maintenance needs. Prioritizes and coordinates maintenance and leak-remediation activities to maximize system functionality, maintain reliable visibility into water usage, and support the timely resolution of potential leaks. Ensures identified leaks and water system issues are assigned, investigated, addressed, documented, and tracked through completion, escalating significant, recurring, or unresolved issues to the Director of Utilities as appropriate. Coordinates internal and external resources for maintenance and leak remediation, including Water Systems Specialists, property maintenance teams, Regional Maintenance Managers, Regional Maintenance Specialists, and outside vendors. Coordinates the ordering, registration, shipment, tracking, and inventory of meters, routers, batteries, replacement equipment, repair materials, and other water system supplies. Manages equipment warranty claims, replacements, vendor service requests, and other external support required to maintain water system functionality. Analyzes maintenance activity, equipment failures, leak trends, response times, and recurring issues to identify opportunities to improve system reliability, reduce water loss, and lower operating expenses. Develops and maintains standardized procedures, documentation, and expectations for preventive maintenance, leak response, repair verification, equipment management, and issue escalation. Communicates scheduled property and unit work, findings, action items, and remediation plans to property teams, regional maintenance leadership, Corporate Maintenance, and other applicable stakeholders. Provides coaching and technical support to Water Systems Specialists and identifies training, staffing, equipment, and resource needs for review with the Director of Utilities. Performs other duties as assigned. QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.) High school diploma or equivalent required. Technical or vocational training in plumbing, facilities maintenance, building systems, utilities, or a related field preferred. Minimum of five years of experience in multifamily property maintenance, facilities maintenance, utility operations, plumbing or building systems, or a related field. Experience providing work direction, coordinating field operations, or leading maintenance-related activities required. Multifamily property maintenance experience strongly preferred. Experience coordinating preventive maintenance, service requests, work orders, field technicians, or maintenance activities across multiple properties or locations. Working knowledge of plumbing systems, water distribution, leak identification, preventive maintenance, and general building maintenance. Experience with water monitoring, submetering, leak detection, utility management systems, or similar technology preferred. Ability to interpret system alerts, maintenance reports, water usage data, and other operational information to establish priorities and drive work through completion. Demonstrated ability to schedule and prioritize work, coordinate resources, monitor completion, and follow up on unresolved issues. Strong leadership and interpersonal skills with the ability to provide day-to-day direction, coaching, and feedback. Proficiency with Microsoft Outlook, Excel, Word, and Teams, with the ability to learn and effectively use applicable water-monitoring, leak-detection, work-order, property-management, and inventory systems. Valid driver's license, reliable transportation, and vehicle insurance required. Ability to travel regularly between assigned properties and up to 20% overnight or out of state.
