Facilities Manager

TheFacilities Manager contributes to the Agencys mission by caring for the physical portfolio, i.e. all buildings, property, machinery, equipment, vehicles, and tools, through regular cleaning, repair, and maintenance of the grounds, buildings, systems, vehicles, and their mechanical components. Essential Duties and Responsibilities: Maintain Agencys grounds, buildings, vehicles, and mechanical components as directedSupervise the maintenance techs to ensure timely turn-over of empty units and the resolution of maintenance requestsConduct HQS walk-through inspections to ensure rental units are within grant and Louisville Metro regulationsManage monthly preventative maintenance and pest control schedules as well as communicate necessary information to program managersReview and approve purchase orders for the housing and maintenance teams in a cost effective mannerEnsure compliance with lead-based paint regulationsMaintain compliance with COA standards, HUD regulations and any other applicable laws and regulationsAssist in the inspection of security systems, fire alarm systems, extinguishers, smoke detectors, and fire exits to ensure readiness for emergenciesAssist in obtaining and maintaining equipment and supplies needed to complete tasksAdvise Director of Housing and Maintenance of any issues and needs related to maintenance/grounds projectsWork independently to assess the needs of the Agencys facilities in order to maintain property and equipment properlyWork cooperatively with clients, staff, volunteers, and vendors to effectively meet the maintenance needs of the AgencyMaintain compliance with COA standards, HUD regulations and any other applicable laws and regulationsCoordinate and oversee operations including vendor relationships and contractor workmanship to ensure smooth operations of the propertiesProtect the SVDP brand by representing the agency through positive communication and professionalismReview monthly budget and balance statements for accuracy and financial improvementsOther duties as assigned Specific Knowledge, Skills, Abilities: Skilled or knowledgeable in HVAC Skilled or knowledgeable in commercial and residential electricalSkilled or knowledgeable in carpentry, drywall, masonry, plumbing, mechanical and/or automotiveAbility to climb ladders, stoop, crawl, reach - are all essential functions of the jobKnowledge of safety requirements for the tools/machinery used Ability to communicate clear concise instructions to staffExcellent auditory and vision skillsAbility to interact effectively and professionally, as a leader, with staff, volunteers, vendors, and clientsSelf-starter; Must be proactive and a problem solverSuperior organization, prioritization, and self-motivation skillsAbility to plan, coordinate, monitor, and motivate the activities of othersAbility to listen (e.g. clients, staff) and to understand and respond positively to their requestsAbility to lift a minimum of 75 pounds with assistance Reporting to this position: Up to five (5) Maintenance Techs, one (1) Assistant Facility Manager
