Centeridge Property Management LLC is a vertically integrated real estate investment and management firm operating luxury multifamily communities across Nashville, TN and Chicago, IL. We own and manage what we build — which means our property managers work directly with ownership, have real decision-making authority, and see the direct impact of their work on asset performance. Role Description

We are looking for a driven, entrepreneurial Property Manager to take the reins of one of our Nashville multifamily communities and own its performance from top to bottom. This is not a caretaker role — we want someone who sees occupancy gaps as opportunities, thinks like an operator, and brings the energy and hustle to drive leasing velocity, resident retention, and NOI growth.

You will have direct access to ownership, real authority to make decisions, and the support of a hands-on management team behind you. If you are someone who thrives on results, takes pride in where people live, and wants to build something — this is your seat.

Responsibilities

• Own leasing performance — drive occupancy, traffic, and conversion through proactive outreach, locator relationships, and a best-in-class leasing experience

• Develop and execute marketing and promotional strategies to maximize rental revenue and minimize vacancy

• Build and lead a high-performing on-site team, including leasing agents and maintenance staff

• Oversee all day-to-day operations including resident relations, renewals, maintenance coordination, and vendor management

• Manage the property budget, control expenses, and report on financial performance directly to ownership

• Ensure the community is maintained to the highest physical and service standards at all times

• Monitor market trends, comp properties, and pricing to keep the community positioned competitively

Qualifications

• 3+ years of property management experience in multifamily residential, preferably at a Class A or luxury community

• A track record of driving occupancy growth and leasing performance — we want to hear your numbers

• Proven ability to build, lead, and motivate an on-site team

• Strong financial acumen — comfortable with budgets, variance reporting, and NOI optimization

• Proficiency with Yardi property management software

• Excellent communication skills and a resident-first mindset

• Knowledge of fair housing laws, lease compliance, and local regulations

• Bachelor's degree in Business, Real Estate, or related field preferred; CPM or RMP a plus
