ACQUISITIONS ANALYST

The Analyst will directly support the Associates, VPs, and Managing Partners in all aspects of sourcing, underwriting and executing transactions on behalf of the firm.

Responsibilities include:

• Develop detailed pro-forma cash flow, DCF, and acquisition models

• Conduct market research and analyze market data including market occupancy, rental rates, demographics, competitor positioning and economic information

• Conduct all aspects of due diligence including writing business plan, analyzing market research, tenant credit/financials, 3rd party reports, etc.

• Review, interpret, and summarize real estate leases, and interface with various departments throughout the acquisition process

• Interface with lenders, investment brokers, accountants, tax experts and attorneys

• Prepare various acquisition and strategic analysis reports that reflect current acquisition activity and market trends

• Prepare investment committee memoranda and supporting materials for prospective acquisitions, including detailed financial analysis, investment underwriting, market research, due diligence findings, and investment recommendations to support investment committee review and approval.

• Modeling JV waterfalls and various fee/promote structures

• Comparing lender term sheets, analyzing covenants and debt yield and DSCR sizing, and supporting loan document review

Candidate Requirements include:

• 1-3+ years of experience with an investment sales team, REIT, real estate fund, or investment bank is preferred

• Strong analytical valuation techniques and vetting for potential acquisition targets

• Expert knowledge of real estate cash flow modeling using Excel and experience with Argus

• Communication skills to interface with the acquisition team, outside consultants, and investment sales professionals

• Proficiency in procuring, analyzing, and synthesizing market research

• Proficiency in reviewing leases, historical income, expense evaluation and other knowledge evaluating other due diligence materials

• Ability to prioritize and work independently; strong desire to learn and ability to quickly learn

• Detail oriented with strong organizational skills

• Bachelor's degree from four-year university - minimum 3.5 GPA
