Regional Maintenance Manager

Reports to: Vice President of Construction Position Summary The Regional Maintenance Manager oversees the maintenance operations for multiple properties within a designated region. This management role involves administering and coordinating maintenance activities to ensure all properties are maintained in optimal condition. Key responsibilities include developing and implementing maintenance strategies, supervising maintenance staff, and ensuring compliance with State and Federal regulations. The Regional Maintenance Manager also monitors maintenance budgets, conducts regular inspections, and collaborates with maintenance and property staff members to address the site’s needs. This position plays a crucial role in enhancing the efficiency and reliability of property operations across the region. The position reports to the Vice President of Construction. Key Responsibilities Oversee maintenance operations for multiple properties. Provide strong leadership and clear direction to assigned staff, ensuring the maintenance of a clean, safe, and functional housing community. Develop and implement regional maintenance strategies and standards with guidance from leadership. Conduct interviews, hire qualified candidates, and document performance to ensure all assigned locations are fully staffed and operating efficiently. Collaborate with internal teams and external partners to effectively address and resolve maintenance needs. Oversee and assist in the procurement of necessary supplies and equipment to ensure smooth maintenance operations. Ensure compliance with safety regulations and building codes. Provide training and development opportunities for staff. Address escalated maintenance issues and emergencies promptly, including after‑hours situations, to ensure minimal disruption and maintain property safety and functionality. Collaborate with Home Office staff on major projects and initiatives, occasionally taking on project management responsibilities to ensure successful completion. Write performance reports to evaluate team members’ productivity and effectiveness. Approve time and timecards to ensure accurate payroll processing. Conduct monthly self‑audits on assigned locations and document findings. Identify and address the root cause of any negative impacts to the assigned assets. Perform any other tasks assigned by the supervisor to maintain or enhance the mission and values of the company. Requirements High school diploma or equivalent; technical or vocational training preferred. Ability to read, write and understand English. Minimum of 7 years of experience in property maintenance or a related field. Strong leadership and management skills. Extensive knowledge of building systems and maintenance practices. Excellent problem‑solving and decision‑making abilities. Strong organizational and time‑management skills. Ability to work independently and as part of a team. Utilize technology, including apps and computers, to streamline maintenance operations and improve efficiency. Outstanding communication skills and the ability to interact professionally with residents and staff. Broad knowledge of Government Inspections and requirements, such as those from the U.S. Department of Housing and Urban Development (HUD) and the Texas Department of Housing and Community Affairs (TDHCA). Valid driver's license and reliable transportation with auto insurance. Ability to travel within the region as needed. Supervisory Responsibility This position entails overseeing and ensuring the quality of work performed by all site maintenance staff within the assigned region. Physical Requirements Must be able to use proper lifting techniques and be able to lift and carry objects weighing up to 50 pounds. Must be comfortable using ladders and working at heights to perform tasks. Be able to work with prolonged periods of standing and walking in all types of weather conditions. Use of hand tools and power tools, necessitating good hand‑eye coordination and manual dexterity. Able to perform tasks that involve repetitive motions. Wear appropriate PPE, including gloves, safety glasses, and steel‑toed boots, as required by the task. Must participate in regular safety training sessions to stay updated on best practices and safety protocols. The mental work demands include regular attendance, working well with others, verbal contact with others, noise and occasional travel by conventional means including motor vehicle and the like within Prospera’s region and other locations as required. Certifications Certification in multiple areas such as HVAC, electrical, and plumbing. OSHA 30‑Hour General Industry Certification Roadmap for Career Advancement Gain experience in regional management and large‑scale maintenance operations.
