Job Title: Transition Manager (Construction-to-Operations Handover)

Role Overview
We are seeking an entrepreneurial, analytical, and results-driven Transition Manager to lead the critical handover of construction deliverables to our facility operations team during an ongoing, large-scale facility renovation. In this role, you will act as the primary operational bridge between general contractors, design builders, and facility operators-ensuring that complex mechanical, electrical, and plumbing (MEP) systems, warranties, as-built documentation, and training protocols are seamlessly integrated into standard facility operations.

This is a high-visibility leadership role for a professional who thrives at the intersection of heavy construction and facility management. You will manage complex contractual agreements, oversee change order workflows, track schedules, and implement industry best practices to ensure a flawless transition from a construction site to a world-class operating environment. Key Responsibilities
Operational Handover & Commissioning
• Liaison & Coordination: Serve as the primary operational point of contact between general contractors, subcontractors, engineering teams, and facility management.
• Handover Governance: Oversee the structured transfer of facility systems, as-built documentation, O&M manuals, warranties, attic stock inventory, and maintenance schedules.
• Training & Integration: Coordinate and facilitate comprehensive contractor-led training sessions for the operations team on newly installed equipment and building automation systems.
• Documentation & Standards: Develop standard operating procedures (SOPs), methods of procedure (MOPs), warranty charters, and life-cycle planning frameworks for future facility assets.

Project & Contract Management
• Contract Administration: Master and administer complex project agreements (including design-build, interface, and operational maintenance contracts) to protect client interests and ensure compliance.
• Change Order Management: Manage supplemental services, variations, and change order proposal development, tracking scope modifications, approvals, and cost impacts.
• Schedule Oversight: Monitor construction schedules, critical milestones, and pre-final substantial completion deliverables to ensure alignment with operational readiness.
• Risk Mitigation: Proactively identify and resolve contractual ambiguities, document verbal agreements via RFIs or formal logs, and mitigate potential project disputes.

Analytics, Reporting & Compliance
• Performance Tracking: Utilize data analytics and project management software to monitor transition performance, evaluate risks, and optimize operational workflows.
• Document Repositories: Manage pre-substantial completion documentation, State of Good Repair (SOGR) records, and digital documentation repositories utilizing advanced imaging/camera technologies.
• Executive Reporting: Provide detailed monthly progress reports and weekly contributions to leadership and stakeholder meetings.

Qualifications & Requirements
Minimum Qualifications
• Education: Bachelor's Degree in Construction Management, Engineering, Project Management, Facilities Management, or a related field.
• Experience Baseline: Minimum of 5+ years of professional experience spanning construction management, capital project delivery, or complex facility operations.
• Technical Mastery:
oStrong understanding of construction processes, MEP building systems, commissioning, and ongoing maintenance requirements.
oProven expertise in change order management, contract interpretation, and budget tracking.
oProficiency in project scheduling tools (e.g., Primavera P6, MS Project).
oStrong aptitude for data analytics, data visualization, and turning complex project metrics into actionable insights.
oAbility to interpret technical architectural/engineering drawings, specifications, and as-built documentation.
• Core Competencies: Entrepreneurial mindset with strong problem-solving and self-motivated work habits; exceptional organizational and multi-tasking skills; outstanding cross-functional communication abilities.

Preferred Attributes
• Direct experience managing transitions within active, large-scale public assembly, transit, or Class-A commercial environments undergoing active construction.
• Background in developing and administering long-term service contracts and maintenance agreements.
