Job Description Summary Position responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing leasing activities, providing resident satisfaction, and securing lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct tours, process applications, credit screen, background checks, prepare lease/packages, and facilitate smooth move‑in and lease signing. Inspect apartments before move‑in to ensure they are move‑in ready and schedule any outstanding items with maintenance. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow policies on concessions and specials to boost occupancy. Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing plans. Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident/prospect data, and capture critical demographic information. Ensure show units meet company standards for show quality: inspect marketing corridor and leasing tour, communicate maintenance needs, merchandise show units, and prepare leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards or making calls to finalize decisions to lease and/or renew. Execute lease renewal program by preparing renewal letters/packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or document and convey requests to the appropriate individuals. Required Licenses or Certifications All licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, business meetings, or other necessary situations. Work a flexible schedule, including calls during evenings, weekends and holidays. Compensation Hourly range: $18.00 – $19.00. Additional compensation: In addition to base salary, the role may be eligible to participate in quarterly or annual bonus programs (corporate positions) or weekly, monthly, and/or quarterly bonus programs (on‑site positions).
