Regional Maintenance Director-Houston Portfolio (Hands-on)

Summit Property Management is hiring a Regional Service Director for the Houston, Texas Market. Must have 4 years of Regional leadership experience. This is a hands‑on role to support our service teams. Summit Property Management is seeking an accomplished and experienced Regional Maintenance Manager to oversee a diverse portfolio of apartment communities within a Houston portfolio. As the Regional Maintenance Manager, you will play a pivotal role in ensuring our portfolio's overall upkeep, safety, and functionality. Responsibilities Develop and implement preventive maintenance plans to extend the lifespan of property assets and minimize service disruptions. Assist with drafting scopes of work and bidding on repairs and capital improvement projects. Conduct regular property inspections to identify maintenance needs and ensure compliance with company Summit standards. Assist with preparing properties for lender inspections. Coordinate and manage vendor relationships for repairs, maintenance, and capital projects. Collaborate with property managers to address resident concerns and ensure timely resolution of maintenance issues. Monitor and manage maintenance budgets for each property, striving for cost-effectiveness. Maintain accurate records of maintenance activities, expenses, and inventory. Ensure compliance with relevant regulations, codes, and policies related to safety and maintenance. Train and mentor onsite maintenance teams Qualifications You have at least 10 years of maintenance/facilities experience with at least 4 years of regional supervisory experience. Expert‑level proficiency in HVAC, plumbing, electrical, carpentry, and general maintenance practices. Ability to understand, use, and interpret construction drawings and specifications, Experience using property management software to create reports and analyze property performance metrics related to work order completion, unit turnover, and preventative maintenance. Strong organizational and time-management skills with the ability to prioritize tasks effectively.
