Building Systems Project Manager (HVAC & Boiler Specialist) Goldberg Realty Associates is seeking a Building Systems Project Manager to serve as our technical expert for HVAC, boilers, heating, cooling, domestic hot water, and other critical building systems across our portfolio of 100+ apartment communities. This is a unique opportunity for an experienced HVAC and mechanical systems professional who enjoys combining hands‑on technical knowledge with project coordination, problem-solving, and field support. The Building Systems Project Manager works closely with our Construction Manager and CapEx Project Manager, providing specialized HVAC and mechanical expertise to support capital improvement projects, equipment replacements, preventative maintenance initiatives, and building system improvements. This role partners with Property Management, Regional Property Managers, Maintenance teams, contractors, and vendors to help ensure projects are completed safely, efficiently, and to Goldberg Realty Associates’ standards. Reports To: Senior Construction Manager Travel: Approximately 95% travel throughout the portfolio (company vehicle provided) What You’ll DoHVAC & Boiler Systems Expertise Serve as Goldberg Realty Associates’ go‑to technical resource for HVAC, boiler, heating, cooling, and mechanical building systems. Schedule and support preventative maintenance programs for heating and cooling equipment throughout the portfolio. Evaluate HVAC and boiler equipment for efficiency, reliability, condition, and long‑term replacement planning. Provide technical guidance and troubleshooting support to Property Managers, Superintendents, and Maintenance teams. Work with various heating and cooling systems including: Steam systems Hydronic heating systems Gas‑fired boilers Individual HVAC units Mini‑splits Domestic hot water systems Related mechanical equipment Maintain boiler room standards throughout the portfolio. Make boiler adjustments to maximize system efficiency and performance. Provide technical oversight for HVAC repairs, replacements, installations, and mechanical projects. Oversee Heat Timer systems and water meter interfaces. Investigate water leaks, unusually high water usage, and mechanical system deficiencies. Recommend water treatment and water softener solutions. Source and coordinate qualified HVAC contractors and specialty mechanical vendors. Review HVAC‑related invoices and contractor work for accuracy and quality. Assist with permits, inspections, and resolving HVAC, boiler, and mechanical‑related violations. Project Coordination & Field Support Partner with the Construction Manager and CapEx Project Manager on HVAC, boiler, plumbing, and mechanical capital projects. Assist with developing scopes of work for mechanical improvement projects. Review contractor proposals and provide technical recommendations. Coordinate project schedules with internal teams, contractors, and vendors. Conduct site visits to monitor project progress, workmanship, safety, and quality standards. Assist with inspections, punch lists, and project close‑outs. Help ensure projects are completed according to approved scopes of work, company standards, and applicable building codes. Maintain project documentation including permits, warranties, photos, and project records. Coordinate contractor scheduling and material deliveries when needed. Work with Property Management and Maintenance teams to identify building system issues and recommend solutions. Evaluate equipment and recommend repairs, upgrades, or replacements based on condition, efficiency, and expected lifespan. Assist with mechanical evaluations during property inspections and capital planning discussions. Support emergency response efforts involving major building systems when needed. Identify opportunities to improve system reliability, energy efficiency, and long‑term asset performance. Build strong relationships with contractors, vendors, consultants, engineers, and internal team members. What We’re Looking For Minimum 5 years of experience working with HVAC, boilers, and mechanical building systems in multifamily residential or commercial environments. Minimum 5 years of experience coordinating capital improvement projects, mechanical projects, or construction‑related work. Strong knowledge of: Gas‑fired boilers (steam and hydronic) Low‑voltage control systems Heat Timer controls Water treatment systems Domestic hot water systems Mechanical room operations Ability to troubleshoot heating, cooling, and mechanical system issues. Working knowledge of plumbing, electrical, carpentry, and other building trades. Ability to read construction drawings, specifications, and technical documents. Experience reviewing contractor proposals and managing multiple vendors. Knowledge of permitting, inspections, and safety requirements. Strong organization, attention to detail, and ability to manage multiple priorities. Excellent communication and relationship‑building skills. Proficiency with Microsoft Office. Experience with Yardi, Leonardo247, and Heat Timer systems preferred. Black Seal Low Pressure Boiler License preferred. Valid driver’s license and reliable transportation.
