Property Accountant

The Property Accountant is responsible for the day-to-day accounting operations supporting the manufactured housing portfolio. Reporting to senior accounting leadership, this role ensures accurate financial recordkeeping, timely reporting, and adherence to GAAP and property management standards. The Property Accountant serves as a key financial resource for community-level operations, working collaboratively with the Controller and operations teams to maintain the integrity of financial data and support sound decision-making. KEY RESPONSIBILITIES Prepare monthly, quarterly, and annual financial statements for assigned communities and corporate entities. Ensure all accounting activities comply with GAAP and property management reporting standards. Support lender, investor, and regulatory reporting requirements, including debt covenant tracking. Assist with year-end audits, tax preparation, and timely filing coordination. Maintain accurate Profit & Loss statements for each assigned community and ownership account. Monitor revenues, expenses, and net operating income, flagging variances and providing supporting analysis. Partner with regional and community managers to support operational efficiency and financial accountability. Resident & Community Accounting Oversee rent roll accounting, tenant ledgers, security deposit compliance, and collections tracking. Process accounts payable and receivable with accuracy, ensuring proper coding of invoices, vendor contracts, and resident billing. Maintain accurate records for community-level capital expenditures and repairs & maintenance. Cash & Budget Management Monitor operating accounts, reserve funds, and escrow accounts in accordance with state and lender requirements. Assist in the preparation of annual operating and capital budgets across assigned communities. Contribute to financial forecasting and variance analysis for ownership and property management leadership. Support cash flow modeling for acquisitions, dispositions, and refinancing activities as needed. Work closely with community managers and regional leadership to strengthen financial understanding and on-site accountability. Provide timely, accurate financial analysis to support operational decision-making. Maintain clear and organized documentation in support of audits, reviews, and internal controls. QUALIFICATIONS Bachelor’s degree in Accounting, Finance, or a related field. 3–5 years of progressive accounting or finance experience, with a background in property management, real estate, or manufactured housing preferred. Proficiency in Rent Manager or comparable property management/accounting software (e.g., Yardi, RealPage, AppFolio). Strong working knowledge of GAAP and property management regulatory requirements. Experience with rent roll accounting, tenant ledgers, and community-level financial operations. Detail-oriented with strong organizational skills and a high degree of accuracy. Excellent communication and interpersonal skills; ability to collaborate effectively with operations and leadership teams. High ethical standards and integrity in managing resident funds, security deposits, and reserve accounts. PHYSICAL DEMANDS AND WORK ENVIRONMENT Continually required to sit, walk, and stand.
