Maintenance Manager

Maintenance ManagerGeneral Job Summary: Coordinate, plan, and supervise the construction, maintenance, risk management, security, cleaning, waste disposal, parking and ground keeping functions of the Methodist Children's Homes "MCH". The Maintenance Manager reports to the Chief Operations Officer.Essential Job Functions:Develop and implement a facility management plan to include preventative maintenance, life-cycle requirements and cost reduction initiativesCoordinate and supervise the maintenance and repair of facilities and equipment and facility renovations checking completed work by contractors and vendorsConfer with subordinates on methods and procedures of work and supply, solve operational problems and conflicts and implement best practice processes to increase efficiencyDetermine by inspections and/or review of reports and requests, the need for fleet management, buildings, and grounds maintenance and repairEstimate costs of jobs, obtain quotes and tenders from venders and suppliers and compare costs for goods and services to maximize cost-effectiveness, negotiate contracts to optimize delivery and cost savings, manage contractor and vendor relationships and coordinate activities of contract suppliers and check initial cost estimates with actual costs on completed projectsConduct and document facility inspections, ensure facility needs are being met and identify needs and indicate priority of work to be doneHire, train and ensure efficient utilization of maintenance staffPrepare the departmental budget; approve requisitions, verify payments and invoices, monitor expenses and payments; recommend maintenance and construction material to be purchasedOversee campus security and respond to facility and equipment alarms and system failuresResponsible for facility risk management and quality control by inspecting for and recommending removal of fire, safety and health hazards and ensuring compliance with health and safety standards and industry codesResponsible for deploying all inclement weather and other hazardous threat bulletins to employees and managementPlan, organize, coordinate and supervise the work of maintenance, grounds maintenance personnel, food services and volunteersCoordinate intra-office movesAdvise on and monitor energy efficiencyConduct in-service training programs; ensure compliance with building code and safety requirements; maintain records and prepare reports; facilitate modernization and improvements to MCH.Participate in maintenance of proper administrative procedures for the department in accordance with institutional policyParticipate in programs and administrative activities of MCHAll other job duties as assignedRequirements:Must be twenty-one (21) years of ageMinimum of a High School Diploma is required w/ five (5) years' experience in facilities management; two (2) years of supervisory experience. Bachelor's Degree preferred. Or a combination of equivalent education and experienceExcellent verbal and written communication skills and effective problem-solving skillsStrong organizational and multi-tasking skillsCommitment to the mission and vision of the Methodist Children's Homes
