Associate Attorney

Position Summary The Real Estate Attorney will represent residential and commercial landlords in all aspects of landlord-tenant matters with a primary focus on unlawful detainer (UD) actions. This role involves advising property owners, property managers, and investors on compliance with state and local housing laws, drafting property-related agreements, and litigating eviction matters from notice preparation through trial. The ideal candidate has deep knowledge of landlord-tenant statutes, strong courtroom experience, and the ability to resolve disputes quickly and efficiently. Eviction & Litigation Handle the full lifecycle of eviction cases on behalf of landlords, including: Reviewing leases, notices, and tenant histories Preparing and serving notices (3-day, 30-day, 60-day, etc.) Drafting and filing unlawful detainer complaints Responding to tenant defenses, demurrers, and affirmative claims Conducting law and motion practice Engaging in settlement negotiations Representing clients at motions, hearings, mediations, and trial Litigate post-judgment proceedings such as writs of possession and sheriff lockouts. Client Counseling Provide legal guidance on state and local landlord-tenant laws, including rent-control ordinances, habitability requirements, and fair housing regulations. Advise landlords on strategies for problem tenants, property turnover, lease enforcement, and compliance. Document Drafting & Review Draft and revise leases, addenda, settlements, stipulations, notices, and property-related agreements. Prepare correspondence to tenants, opposing counsel, and property management personnel. Risk Management & Compliance Ensure clients remain compliant with: State unlawful detainer statutes Rent control and just-cause eviction laws Fair Housing Act requirements Local municipal housing codes and ordinances Conduct property audits when needed to identify exposure areas. Client Management & Business Development Maintain strong communication and rapport with clients, providing updates throughout the eviction process. Support firm growth by participating in landlord/real-estate legal seminars, webinars, and networking events. Qualifications Juris Doctor (JD) from an accredited law school. Active membership in the state bar (no disciplinary history). 2-7+ years of experience in real estate litigation or landlord-tenant law preferred. Strong litigation and trial experience in high-volume UD practice. Excellent legal writing, courtroom advocacy, and negotiation skills. Ability to manage numerous simultaneous cases with accuracy and urgency. Familiarity with property management operations is a plus. #J-18808-Ljbffr
