Assistant Manager – Viewfinder (Full Time) Location: Tigard, OR, US Guardian is seeking a dynamic, self‑starter to assist the Community Manager in day‑to‑day operations of an 81‑unit affordable apartment community (LIHTC/PSH/PBV). The role involves resident paperwork, accounting, work orders, enforcement of Guardian policies, compliance with Fair Housing and Landlord‑Tenant laws, and ensuring excellent customer service and property maintenance. Key Responsibilities Assist the Community Manager with day‑to‑day property operations, administration of resident paperwork, accounting, reports, and work orders. Support enforcement of Guardian Management policies and procedures, ensuring adherence to Fair Housing and Landlord‑Tenant laws. Coordinate with property staff and vendors to provide outstanding customer service to residents, maintain curb appeal, and deliver proactive property maintenance. Safeguard the financial health of the property, confirming timely compliance with all government and property program requirements. Complete all required paperwork and reports on time. Essential Functions Represent Guardian positively and professionally. Support the Community Manager’s efforts to meet and exceed property management obligations. Work in compliance with local, state, and federal laws (Fair Housing, Landlord‑Tenant laws, OSHA, etc.). Coordinate collection and documentation of all revenues per lease obligations and Guardian’s accounts‑receivable policies. Ensure work follows affordable‑program requirements applicable to the property. Complete resident income certifications and recertifications timely to maintain compliance with program funding and regulatory agencies. Handle move‑in/move‑out paperwork with residents. Collect delinquent accounts per legal guidelines; coordinate with accounting to maintain accurate rent roll and A/R. Under the Community Manager’s direction, administer day‑to‑day leasing activities: touring, guest cards, wait‑list updates, applicant follow‑up, tenant billings, lease analysis, vacancy reports, traffic data, and database updates. Identify leasing prospects and respond to routine leasing inquiries. Purchase goods/services/supplies as directed; input invoices into Yardi Voyager. Coordinate maintenance requests, schedule repairs, and inspect property and vacant apartments with Maintenance staff and vendors. Maintain confidentiality of resident, owner, and Guardian information. Record time worked and adhere to time‑keeping guidelines daily. Liaise with corporate departments, fostering teamwork. Maintain collaborative working relationships across departments. Continuously strive for process improvements to meet resident needs and company goals. Perform other duties as assigned by the Community Manager or Regional Property Manager. Schedule & Compensation Schedule: 40 hours per week; Tuesday – Saturday, 9:00 AM – 6:00 PM. Compensation: $21.00 – $25.00 per hour, DOE. Ability to speak, read, and write in English. Effective verbal and written communication skills. Ability to complete company training within specified deadlines. Preferred: At least one (1) year of experience in affordable property management. Valid driver’s license and reliable insured vehicle (if required).
