Manage Client RelationshipsWork with clients, business leads, third parties (including land use consultants, government affairs and legal counsel), as well as other stakeholders to set business and real estate strategies and execute on those strategies.Lead regular client meetings and conference calls to review transaction strategies, progress and development, and cross functional requirementsIdentify, develop and implement improvements to client transaction management processesFoster trusted advisor relationshipTransactions ManagementAssist Client in completing a large number of transactions annually and independently execute lease and capital transactions of all types and sizes while adhering to JLL’s and the Client’s processes and standards for expertise and professionalismDelivers measurable value by negotiating favorable economic and flexible lease terms for the client.Collect client requirements, obtain market data, review market reports, retain real estate broker partners nationally, oversee site selection and site evaluation, create requests for proposals (RFP’s), negotiate letters of intent, leases, purchase and sale agreements, and prepare approval packages for client’s senior managementDevelop occupancy cost savings strategies, develop and evaluate alternative occupancy solutions and financial structures and refine existing transaction processes and proceduresDemonstrate strong financial analytic skills (NPV/NER) and convey these to client through advisory financial storytelling. Review commission invoices for accuracy and progress on paymentEnsure compliance to all contractual provisions related to JLL’s fee structure vis-à-vis performance while also developing opportunities for growth and evolution of termsRevenue GrowthHelping the Account Manager expand account services and participate in business development opportunitiesParticipating in opportunities to develop new business with Account Directors and other key stakeholdersHelping drive revenue and manage an account’s adjusted growth margin year-to-year growthProactively manage, identify and present to client unforeseen transaction opportunitiesThis position does not provide visa sponsorship.
