Representative, Associate Leasing

Job Location: Corporate Dallas Responsibilities Cultivates desirable prospective tenants; sells them on the advantages of wanting to be located in SPG center; responds to inquiries from retailers wanting to locate in SPG centers. Qualifies potential tenants by reviewing financial statements and checking references; negotiates terms of lease on behalf of SPG for highest return to the Owners, including space, basic and percentage rent, lease term, extra charges, construction allowances, etc; reviews with supervisor and obtains approval of next level of management. Communicates and coordinates with the Legal department to prepare documentation incorporating agreed terms; initiates tenant space preparation; notifies construction to send shell drawings and construction guidelines. Canvasses the market to identify potential tenants; visits existing retail facilities in the center’s community and neighboring communities at local shopping centers, central business districts and suburban retail areas; contacts retailers by phone or in person to gather information and assess interest; reviews industry publications to identify potential national and regional tenants and stay aware of industry trends. Evaluates retailers for desirability as tenants in a specific SPG center; assesses merchandise mix, brands carried, price points, service level, store design and appearance; maintains records of potential tenants; assists Mall Managers in identifying desirable retailers for vacant spaces. Develops leasing plans for new centers; reviews center performance and consults with VP Development to determine required rent per square foot; consults with Property Management for CAM charges and taxes, and with Energy Engineering for central system charges; reviews market research and consults with local retail and tenant type; identifies desirable space locations for tenants based on planned merchandise mix and traffic flow. Communicates with and reports to partners, lenders, and others as applicable, the status of leasing activity. Prepares annual budgets for the center for review and approval by senior management. Assists the Assistant Vice President of Leasing with management and negotiation of national accounts and small regional packages. Qualifications Bachelor’s Degree 1‑2 years retail leasing/selling experience Working knowledge of merchandising mix and retailing Working knowledge of deal structures and lease terminology Negotiation and closing skills Well‑developed oral and written communication skills Excellent interpersonal skills with high energy levels Self‑motivated, self‑directed, and the ability to exercise independent judgement Simon is proud to be an Equal Employment Opportunity employer.
