Compensation

Salary band of $55,000-$65,000 a year (which includes performance bonuses for project management and lease renewals) with potential for merit-based pay increases and upward mobility as the company grows. We also offer individual health and dental insurance with 3 weeks paid vacation and parental leave. Office hours are 9AM-4:30PM EST. One day per week of remote work is permitted.

Tverdov Housing is a growing, technology-driven real estate firm based in New Brunswick, New Jersey, managing nearly $100M in rental properties for investor clients throughout New Jersey. We provide full-service property management, leasing, construction and real estate services. We are constantly evolving, improving our systems, and raising the bar within our property management business.

Position Description

We are seeking a real estate professional to be the Property Manager to co-manage a team of three people managing a growing portfolio of 400+ scattered-site residential units. You are responsible for managing half of the book - approximately 200 units. You are supported by two Assistant Property Managers (APMs) and a Field Compliance Technician. You are not responsible for leasing, we have an entire leasing team for that. You are captaining the ship and liaising with our owner clients. The Property Manager will oversee daily portfolio operations, delegate to and manage the APMs, handle owner (and occasional tenant) escalations, coordinate more complicated maintenance issues and larger property projects, and ensure issues are resolved efficiently.

We want someone who communicates clearly and holds tenants, vendors, and team members accountable, including the uncomfortable call. Responsibilities

● Lead two APMs and ensure maintenance, tenant issues, and portfolio tasks are handled timely and effectively.

● Oversee maintenance operations as needed, including; work orders, vendor coordination, and larger repairs/projects.

● Own move-in/move-out process and coordinate with team members to manage timely unit turnovers.

● Act as the main point of contact for all property management owner clients in your book

● Manage occasional tenant escalations from APMs and provide clear communication through resolution.

● Manage make ready process efficiently and timely from move-out through rent-ready, including estimates, repairs, cleaning, and vendor scheduling.

● Manage and own the lease renewal pipeline – be a liaison with the property management team as needed through the process.

● Handle coordination with Housing Authorities for Section 8 rent increases and required documentation as needed for lease renewals.

● Own the eviction process for tenant filings.

● Manage and resolve municipal, state, fire, and other property violations.

● Manage rent collection/accounts receivable with the APMs and escalate delinquent accounts as needed.

● Maintain accurate property operations and workflows through AppFolio and LeadSimple.

● Follow and enforce Tverdov Housing policies and procedures.

● Be available for occasional after-hours emergencies requiring PM involvement.

● Extended hours are required during student turnover season (last two weeks of May through the first week of June).

● Continuously adapt to the evolving needs of the company, taking on new responsibilities, improving processes, and growing with the organization.

Qualifications

● 3+ years of real estate, customer service or account management experience

● Property management experience is a plus

● Excellent organizational and time-management skills.

● Strong customer service and communication skills.

● Has directed/lead other people, or has held people to a standard without a supervisor needing to do it.

● Ability to confidently handle conflicts and complaints from tenants and property owners.

● Ability to take direction, receive constructive feedback, and meet deadlines.

● Experience or coursework in accounting, finance, business, and/or real estate is a plus.

● Previous construction or property inspection experience is a plus.

● Spanish fluency is a plus.
