Industrial Investment Sales AssociateWhat this job involves:Join JLL's Capital Markets Industrial group as an Industrial Investment Sales Associate, where you'll focus exclusively on commercial real estate sales transactions within the dynamic industrial sector. This role offers comprehensive involvement in all transaction stages while providing significant opportunities for professional growth and leadership development. You'll work in a high-energy, team-focused environment where you'll not only execute complex transactions but also mentor and train analysts in sophisticated Investment Sales Advisory (ISA) underwriting. As a key contributor to JLL's industrial capital markets platform, you'll gain exposure to institutional clients and complex transaction structures while developing specialized expertise in the industrial real estate sector and building valuable cross-selling opportunities across JLL's integrated service lines.What your day-to-day will look like:Develop and execute complex financial modeling for commercial real estate transactions using market data and JLL resources to ensure accurate underwritingBuild and analyze financial models independently, including development models and waterfall/JV promote structuresPrepare and oversee the creation of comprehensive investment advisory and financing packages for industrial propertiesLead weekly analyst meetings to provide guidance, answer questions, and develop future talent within the teamMentor and train junior team members in sophisticated ISA underwriting methodologiesUtilize databases and property research platforms effectively to identify market trends and prepare compelling materials for client pitches and meetingsReview and analyze real estate documents (leases, loan documents, appraisals) to identify potential issues and concernsParticipate actively in weekly office meetings with Producers to discuss deal flow, transaction status, and market conditionsSupport industrial capital markets team in business development and client relationship management activitiesCommunicate complex analytical and marketing data effectively to senior executives and clientsRequired Qualifications:Bachelor's Degree in Real Estate, Finance, Accounting, or related discipline (or equivalent combination of education and experience)Minimum 2-3+ years of commercial real estate underwriting experience, with investment sales or industrial sector experience preferredProven track record of transaction execution and financial modeling expertiseAdvanced proficiency in Argus and Microsoft Excel, including complex financial modeling capabilitiesDemonstrated ability to build and analyze financial models independentlyExcellent organizational, quantitative, and communication capabilities with ability to interface confidently with senior executivesSelf-motivated with ability to manage multiple projects simultaneouslyStrong research, analytical, and problem-solving abilities with meticulous attention to detailCapacity to work independently while maintaining a collaborative team approachStrong database management experience and familiarity with CRM systemsPreferred Qualifications:Prior experience or exposure to industrial property type analysis highly valuedBackground in acquisitions, development, asset management, or brokerageIndustry certifications (CCIM, SIOR) beneficial but not requiredExperience with development models and waterfall/JV promote structuresExperience with property research platforms and market analysis toolsStrong cultural alignment with team values and work ethicThis role represents an exceptional opportunity to launch your career within the world's premier commercial real estate advisory platform while building the analytical expertise, client relationships, and market knowledge that define successful real estate professionals.
