We are seeking a dependable South Carolina Real Estate Closing Attorney to support and lead real estate closing services for Johnson & Wilson Title Company.

This person should understand the urgency, accuracy, and communication required in real estate transactions. The ideal candidate is highly organized, responsive, client-focused, and comfortable working with real estate agents, lenders, buyers, sellers, paralegals, title professionals, and affiliated business partners.

Johnson & Wilson is open to structuring this opportunity as a full-time position, part-time role, contract arrangement, or strategic attorney relationship. Any arrangement will be designed to support coordinated title, closing, and related legal services while preserving client choice, attorney independence, non-exclusivity, and compliance with applicable laws, including RESPA.

Compensation

Compensation will be based on experience and the structure of the relationship. We are open to discussing:

• Per-file closing fees
• Part-time compensation
• Contract attorney arrangement
• Full-time salary
• Strategic alliance structure
• Additional compensation for expanded legal services

Schedule

Flexible schedule options may be available depending on the candidate’s role and availability. In-person availability for closings in the Charleston/Summerville/Tri -County area is preferred, with flexibility for remote work where appropriate.

The Real Estate Closing Attorney will be responsible for:

• Supervising and conducting South Carolina residential and commercial real estate closings
• Reviewing title work and resolving title issues
• Preparing and/or reviewing deeds, powers of attorney, affidavits, settlement documents, and other closing-related legal documents
• Coordinating with lenders, agents, buyers, and sellers
• Ensuring compliance with South Carolina closing requirements and applicable federal/state laws
• Reviewing settlement statements and closing packages
• Overseeing recording, disbursement, and post-closing legal compliance as applicable
• Providing clear communication and legal guidance throughout the closing process
• Supporting title defect resolution, quiet title matters, access disputes, mobile/manufactured home de-titling, and related real estate legal needs when appropriate
• Helping the company create a smooth, timely, client-centered closing experience

The ideal candidate will have:

• Active license to practice law in South Carolina
• Ability to work collaboratively 
• Strong communication and responsiveness
• High attention to detail and deadlines
• Comfort working with a growing boutique company and affiliated real estate brands

Experience in any of the following areas is a plus:

• Residential closings
• Commercial closings
• REO/bank-owned transactions
• Relocation transactions
• Government contracts
• Right-of-way acquisitions
• Quiet title actions
• Access disputes
• Historic property or preservation-related title work
• Title insurance
• Small business or real estate entity work
