Maintenance Technician II & III
We are seeking a dedicated and skilled Maintenance professional to join our Facilities team. The ideal candidate will be responsible for ensuring that all facilities are well-maintained and operating efficiently. This role requires a proactive approach to maintenance, troubleshooting, and repair of various systems and equipment within the facility. The Maintenance professional will work collaboratively with team members to uphold the highest standards of safety and functionality.
The level of assignment and compensation within the Maintenance Technician classification is based on demonstrated knowledge, skills, experience, training, certifications, ability to work independently, complexity of work performed, and the employee's ability to assume additional technical and project responsibilities.
High school diploma or equivalent required.
Valid driver's license required.
Additional technical training or certification in a relevant field preferred.
Demonstrated experience in building maintenance, facilities maintenance, construction, mechanical systems, or a related field.
Comprehension of commercial heating, cooling units, unit ventilators, circulating pumps, boilers, digital pneumatic or electronic management software (BAS).
Proficiency in reading and comprehending institutional blueprints, wiring diagrams, manufacturer specifications, architectural and equipment schematics.
Proficient in the use of hand and power tools, as well as diagnostic equipment.
Strong problem-solving skills and attention to detail.
Fluency with technical equipment and related software, computer systems, and applications.
Ability to assist with snow removal operations and functional experience with related equipment.
Ability to work independently and cooperatively as part of a team in a fast-paced educational environment.
Ability to communicate effectively with staff, administrators, contractors, vendors, students and members of the public.
Ability to work independently with appropriate judgment and direction.
Ability to serve as a technical resource and provide guidance, assistance, or informal training to Level 1 and Level 2 maintenance employees.
Willingness and ability to obtain specialized certifications or complete advanced technical training as required based on assigned responsibilities, including BAS certification, CMRT, or other applicable credentials.
Excellent communication and interpersonal skills.
Building and Mechanical Systems
Perform routine inspections, preventive maintenance, repairs, troubleshooting, and installation of District building and mechanical systems.
Inspect equipment and facilities to identify maintenance needs, potential hazards, and required repairs.
Diagnose problems and determine appropriate repair or replacement options.
Repair and maintain building components, equipment, fixtures, and systems.
Respond promptly to maintenance requests and emergency situations.
Perform work in accordance with manufacturer specifications, applicable building codes, District procedures, and safety requirements.
HVAC and Building Automation Systems
Operate, monitor, troubleshoot, and maintain HVAC systems and related equipment.
Maintain and troubleshoot unit ventilators, circulating pumps, boilers, air-conditioning equipment, refrigeration equipment, thermostats, and related components.
Monitor and utilize Building Automation Systems (BAS) and digital, pneumatic, and electronic controls to regulate building systems and temperatures.
Identify equipment malfunctions and make appropriate adjustments or repairs.
Coordinate with qualified contractors when repairs exceed the employee's training, qualifications, or legal scope of work.
Plumbing
Install, repair, replace, and maintain plumbing fixtures and equipment.
Repair or replace valves, pressure regulators, water heaters, flushometers, water fountains, filters, and related components.
Clear clogged drains and open line blockages.
Maintain and troubleshoot sewage lift stations and related equipment.
Respond to water leaks, burst pipes, drainage problems, and other plumbing emergencies.
Electrical Systems
Troubleshoot and perform maintenance on electrical systems, wiring, fixtures, panels, controls, and related equipment within the employee's training, qualifications, and legal scope of work.
Diagnose electrical system failures and equipment problems.
Replace or repair electrical fixtures and components as permitted by applicable laws, codes, licensing requirements, and District procedures.
Coordinate with licensed electrical contractors when work requires specialized licensing or exceeds the employee's authorized scope of work.
Building Repairs
Repair and maintain roofs, walls, ceilings, flooring, doors, locks, cabinetry, security hardware, and other building components.
Perform carpentry, painting, patching, and general building repairs.
Paint walls, floors, woodwork, fixtures, and other surfaces using appropriate materials and equipment.
Install and repair equipment, fixtures, and physical structures using appropriate hand and power tools.
Grounds, Equipment, and Snow Removal
Operate utility vehicles and District grounds and maintenance equipment.
Perform maintenance and minor repairs on grounds and maintenance equipment.
Assist with snow and ice removal operations.
Assist with athletic grounds and other outdoor maintenance activities as needed.
Work Orders, CMMS, and Documentation
Utilize the District's computerized maintenance management system (FMX CMMS) to receive, prioritize, complete, and document work requests and preventative-maintenance records.
Record work performed, materials used, labor hours, equipment information, and associated costs.
Complete planned maintenance assignments in accordance with established schedules.
Participate in training and development of programs to enhance skills and knowledge of maintenance practices, school safety and district policy.
Assists in the planning and execution of facility upgrades and renovations as needed.
Contractor and Vendor Coordination
Coordinate with contractors, vendors and monitor third-party maintenance, repairs, installations, inspections, and preventive-maintenance services.
Provide access to facilities and equipment as appropriate.
Report concerns regarding contractor performance, safety, workmanship, or project completion to the Facilities Manager.
Inventory and Work Area
Maintain clean, organized, and safe maintenance areas.
Maintain appropriate inventory of maintenance supplies, parts, materials, tools, and equipment.
Identify materials and supplies that need to be reordered.
Properly store tools, equipment, chemicals, and other maintenance materials.
Safety and Compliance
Follow all applicable federal, state, and local laws, regulations, codes, District policies, and safety procedures.
Comply with OSHA/MIOSHA requirements and District safety procedures.
Follow SDS and hazard communication requirements.
Properly select, use, maintain, and store personal protective equipment (PPE).
Properly use, handle, store, and dispose of facility chemicals, fertilizers, pesticides, and other hazardous materials.
Observe and promote safe work practices at all times.
Take all necessary and reasonable precautions to protect students, staff, equipment, materials, and District facilities.
Report accidents, injuries, unsafe conditions, and potential hazards to the Facilities and Operations Manager immediately or as soon as reasonably possible.
Physical Demands:
Frequent standing and walking, sometimes for extended periods (e.g., during inspections, repairs, or grounds work).
Physical ability to perform manual labor, including lifting heavy objects up to 50 pounds and working in various environmental conditions. Occasionally, heavier lifting may be required with assistance.
Use of ladders or scaffolding to access roofs, ceilings, or high fixtures.
Ability to safely operate or work around tools, machinery, equipment, and facility systems.
Ability to visually inspect, troubleshoot, and repair equipment and facilities; read work orders, manuals, gauges, diagrams, labels, and safety information; and distinguish colors when necessary for safe maintenance work.
Ability to communicate effectively and recognize alarms, equipment sounds, warning signals, and other audible safety indicators necessary to safely perform maintenance duties.
Working Conditions:
Work is performed in a variety of indoor and outdoor environments, including classrooms, offices, hallways, mechanical rooms, boiler rooms, storage areas, kitchens, athletic facilities, rooftops, grounds, and construction or renovation areas.
Exposure may include extreme temperatures, weather, dirt, fumes, odors, noise, vibration, moisture, chemicals, and other conditions associated with building maintenance and repair.
May work around electrical equipment, mechanical systems, plumbing systems, HVAC equipment, moving machinery, and other potentially hazardous equipment as well as elevated, confined or restricted areas.
May occasionally work in areas affected by water leaks, sewage, flooding, fire, equipment failure, or other facility emergencies
