The Housing Supervisor plays a pivotal role in ensuring housing services are optimized to support individuals in obtaining and maintaining living situations that support engagement in healthy living and with care and treatment plans. Their responsibilities are staff supervision, collaboration with community partners, and assisting leadership with program oversight, quality assurance, program compliance, and budget monitoring.

Essential Job Duties
- Assist leaders (Director, Associate Director, or other leadership) and Grants Administration with program oversight. Monitor workflows and staff activities to ensure progress toward goals and outcomes as named in grant and organizational workplans.
- Provide direct supervision and performance management for the housing staff within the Social Services department.
- Foster a collaborative and professional work culture, within the team, the department, and across disciplines. Hire and train staff with comprehensive onboarding to the organizational policies and programs, and in collaboration with enterprise-wide staff supporting housing programs.
- Provide ongoing training opportunities and technical assistance to ensure knowledge of programs, policies, and grant requirements, as well as ways for the team to build technical and soft skills required for delivery housing programs.
- Carry a small caseload of housing clients and process their housing assistance to maintain skills and knowledge of direct service provision and optimize the client experience in housing programs.
- Monitor housing waitlist, program intakes, and caseload sizes to ensure timely access to housing services while monitoring budget expenditures and program capacity, in consultation with Grants Manager and director supervisor. Utilize existing tools to ensure adherence to program and organizational standards and best practices, and to ensure realization of client goals and program outcomes as well as to maintain grant compliance.
- Review, process, and approve requests for financial assistance in a diligent, accurate and timely manner to ensure distribution of vital housing assistance payments to vendors. Collaborate with Grants and Finance to maintain open communication and efficient systems.
- Assist housing staff and case managers with difficult cases. Advocacy and mediation with landlord, consultation with the funder (HUD or recipient office), or collaboration with the Grievance Committee may be needed. Utilize meetings with the HOPWA Grants Manager and National Program Director to staff cases, discuss potential compliance issues, or corrective action plans.
- Build strong partnerships with landlords and property managers and assist with mediation on landlord/tenant issues as needed. Maintain mutual referral systems and collaborative relations with community organizations, especially other HIV housing organizations, Ryan White funded organizations, and housing networks.
- Ensure accurate services documentation in all relevant systems. Complete file reviews on a regular basis to ensure the program is audit-ready and compliant according to HOPWA (Housing Opportunities for People with HIV/AIDS, HUD funding) requirements and Vivent Health standards.
- Monitor utilization data, program metrics, expenditures toward grants, and outcome progress. Identify trends and quality improvement projects. Share data with leadership as required and requested and assist Grants Manager and supervisor with required funder reporting.

Required and preferred knowledge and experiences to succeed:
- Education: Bachelor's degree in Social Work, Human Services, Public Health, or a related field required. Master's degree preferred.
- Work Experience: Minimum one year of supervisory or leadership experience preferred. Experience working in HUD housing programs, nonprofit management, social services systems, healthcare, or case management preferred. Minimum of 1+ years of experience leading and developing people; fostering a collaborative, mission driven team environment that supports high quality care and community impact.
- Licensure/Certification: Valid Driver's License.
- Technical Experience: Proficiency in Microsoft Suite and Windows. Experience working with databases and reporting systems. Rental markets, homelessness systems.
- Soft Skills: Knowledge of and sensitivity to the HIV/AIDS patient population and/or eagerness to learn about this community. Exceptional leadership and people skills. Strong analytical and problem-solving capabilities. Strong organizational and time management skills. Excellent written and verbal communication skills. Flexibility in response to change, adapting quickly to shifting priorities. Commitment to confidentiality. Respect for people's varying cultures and backgrounds.
- Additional Preferred Qualifications: HIV experience in a not-for-profit environment.
