A growing property services organization is seeking an experienced Property Maintenance Technician to serve as a hands-on Maintenance Lead for a portfolio of residential homes in the local market. In this role, you address maintenance requests, perform repairs, complete property improvements, and help maintain a high standard of quality across both occupied and vacant properties. This position is ideal for someone who enjoys solving problems, working independently, and taking ownership of projects from start to finish.

Responsibilities

• Perform general maintenance, repairs, and troubleshooting across residential properties to ensure homes remain safe, functional, and well-maintained.
• Complete multi-trade work involving plumbing, electrical, carpentry, HVAC support, drywall repair, painting, flooring, and appliance maintenance and repairs.
• Respond promptly and professionally to service requests and maintenance concerns, providing clear communication and excellent customer service to residents and stakeholders.
• Conduct routine property inspections to identify issues early and recommend preventative maintenance actions to reduce future repair needs.
• Prepare units for occupancy by performing repairs, touch-up work, and general improvements to meet quality and readiness standards.
• Coordinate maintenance activities across multiple properties and manage competing priorities effectively to meet deadlines and service expectations.
• Collaborate with outside vendors and service providers when specialized support or licensed trades are required, ensuring work is completed to quality and safety standards.
• Maintain accurate documentation of completed work, materials used, and time spent, following company procedures for recordkeeping and reporting.
• Ensure compliance with applicable safety standards, building guidelines, and internal company procedures while working with tools, equipment, and building systems.
• Assist with small renovation projects and property improvement initiatives as needed, contributing technical expertise and hands-on support.

Essential Skills

• At least 5 years of experience in maintenance, construction, facilities, remodeling, or property services roles, with a focus on residential properties.
• Proven experience troubleshooting and repairing residential building systems, including common mechanical, electrical, and structural issues.
• Working knowledge of plumbing systems, including basic repairs, fixture replacement, and leak diagnostics.
• Working knowledge of electrical systems, including minor electrical repairs and troubleshooting of common electrical issues.
• Working knowledge of HVAC systems sufficient to perform basic maintenance and support troubleshooting efforts.
• Strong carpentry skills, including repair and installation of doors, trim, cabinets, and other interior and exterior components.
• Experience with appliance maintenance and repair, including diagnosing and resolving common appliance failures.
• Demonstrated problem-solving and diagnostic skills, with the ability to identify root causes and implement effective solutions.
• Ability to work independently with minimal supervision, managing a varied workload across multiple properties.
• Excellent communication and customer service skills, with the ability to interact professionally with residents, colleagues, and vendors.
• Valid driver's license and dependable transportation to travel between properties and job sites as required.
• Ability to prioritize tasks effectively and adapt to changing business needs, schedules, and service demands.

Additional Skills & Qualifications

• Experience in multi-trade maintenance, comfortably handling tasks across electrical, plumbing, carpentry, HVAC support, and general building maintenance.
• Experience in property management and facilities maintenance, with familiarity in maintaining building systems and common area spaces.
• Hands-on experience with drywall installation and repair, including patching, finishing, and preparation for painting.
• Proficiency in interior and exterior painting, including surface preparation, color matching, and finishing techniques.
• Strong general repair skills, with the ability to address a wide range of building and fixture issues in residential environments.
• Demonstrated commitment to delivering high-quality customer service, with a focus on responsiveness and resident satisfaction.
• Ability to coordinate with external vendors and service providers, ensuring work is scheduled, monitored, and completed to standards.
• Comfort working in a fast-paced environment where priorities can shift based on property and resident needs.

Work Environment

This role involves working across multiple residential properties in both occupied and vacant settings. You regularly lift and carry items weighing 50 pounds or more and frequently stand, walk, climb ladders, bend, kneel, and work with tools and equipment throughout the day. You perform tasks indoors and outdoors in varying weather conditions, including heat, cold, and inclement weather, as required by property needs. The position may require availability to respond to occasional urgent maintenance situations, which can include after-hours or time-sensitive requests. You work with a range of building maintenance tools, ladders, and standard repair equipment, following safety guidelines and procedures at all times. Attire should be practical and appropriate for hands-on maintenance work, allowing safe use of tools and movement through residential properties.

This is a Permanent position based out of Overland Park, KS.

The pay range for this position is $70000.00 - $70000.00/yr.

This is a fully onsite position in Overland Park,KS.
